More expensive than it should be, but a nice place.

I recently moved from Hampton Point after living in a 670 sq. ft. 1 bed / 1 bath for almost 2 years. I lived on the top floor in my building and had vaulted ceilings. My rent was originally $945 and went up to $1030 the 2nd year.
First off, the place is VERY quiet. I rarely heard my neighbors outside or in my building. There could stand to be more outdoor lighting (or fix the ones that are burned out), but it always felt pretty safe. The grounds are well maintained and are usually clean. Repairs are made quickly and the staff is friendly.
The apartments are fairly nice, but have a lot of cheap fixtures. Almost every drawer or sliding door frequently came of the track. You learn how to deal with them as time passes, but visitors will probably pull your drawers of the tracks. The counter tops are also kind of cheap and stain easily. My bathroom, however, was very big with a lot of storage - easily the best feature of my apt.
The appliances are a bit dated, but I never had a problem with any of them. I would've liked to have had a microwave with a rotating tray, but what can you do'
Beware the vaulted ceilings! While they look very nice and made my small apt feel bigger, with no ceiling fan in the living room, my apt was VERY hard to heat in the winter and cost me a lot. I recommend buying a load of firewood and make use of the fireplace as much as possible.
If you commute by bus the location is great! The Briggs-Chaney Park and Ride is across the street where you can catch most of the "Z" line buses. I worked in downtown Silver Spring an caught the Z-11 express bus which was very convenient.
I never had any real problems with pests. I guarantee you'll see silverfish/earwigs, but nothing too intrusive. I recommend spraying around your doors and windows once a month. Also, every Friday pest control visits the property and you can sign up to have your place sprayed, so that's a plus.
I moved out in August 2007 and as of then HP didn't offer DSL or FioS. So if you want anything other than dial-up internet, you have to go with Comcast.
There are no real amenities to speak of. A small pool, but no gym, game room or anything like that. The office is open until 6pm which is helpful when picking up packages.
All in all, Hampton Point is a nice place to live. You may feel like a sucker from time to time when you get your rent bill, but it's safe, clean and quiet and at the end of the day the rents are on par with the area (though that's not really a plus).
I hope this was helpful!

I agree with the above poster. Have lived in HP for 3 years and while it is expensive the price is worth it for the peace of mind here. Also Hampton Point now has FioS TV, Phone and Internet available!
