THE GOOD-
My fiancee and I moved here a year ago. The grounds are kept in very nice shape and the apartments are nice and unique. For the year I have been living here I have felt very safe. There were numerous times when I forgot to lock my car or apt door and nothing happened. One time after a long night of work, I left my key sitting in my apt door knob and it was still there hours later after I discovered my mishap. I never saw people loitering or hanging out in front of my building or any other building in the complex. The management and staff are very nice and courteous. I remember going on jogs in the wee hours of the morning and getting a nice good morning from some of the maintenance staff. Parking is good and I can always find a parking spot right in front of my building. Shopping is a block away, if you do not drive you can walk to the grocery store/shopping center. My fiancee takes public transportation to DC because of gas prices. He never complained about the commute. It may take a little longer but not bad at all.
THE BAD-
My winter electric bill averaged $315 dollars a month. If you are planning to move here please factor in the high electric bill with your rent. The walls are very thin. I can hear everything that happens in the apts surrounding mine. I know when my neighboors are taking a showers, washing clothing, and doing other things I will not mention on this site. The worst of the noise comes from the thunderous thumping that resignates through the apt when other residents go up and down the apt entrance stairs. It is so loud it nearly shakes our apt (but I guess you should only worry about this noise if you get an apt that sits next to the entrance stairs). Because the walls are so thin I can smell what my neighboor is cooking. This is very annoying because often it smells bad and I have to light candles and open windows to get the smell out of my apt. The appliances and cabinetry needs to be updated. When we moved in some of the bathroom cabinet doors were not tightly screwed on. The bathroom and kitchen cabinets are roting where they meet the floor. Wood chips are always on the floor because of the roting.
THE UGLY-
A day after my fiancee and I moved in we begin to see roaches. I hate bugs!!. It was surprising because we just moved in. That same day i called the rental office and they apologized and sent an exterminator that Friday. It did not seem to help at all. I never did see a reduction in the number of roaches. Because of my phobia of bugs my fiancee and I decided to take the problem into our own hands. We bombed the apt, sprayed, and even after researching on the Internet, used boric acid. Nothing seemed to work. And a year later we still have roaches. I'm so afraid that when we move we might take them to our new home. I could not deal with roaches any longer. Because the kitchen is so outdated I found mold in the padding of our refrigerator, EWWWWWW! I spray it with bleach every two days. Also the refrigerator is very small, rusty and old. It has an ice maker but I can not trust the ice that comes out of it. Most residents have dogs and they do not clean up the mess some of the time. One day when going to pick up mail, I stepped into some dog crap! Luckily the management has become more vigilant on this and reminds residents constantly to clean up after their dogs.
Conclusion-
Over all Hampton Point is a good place to live. If it wasn't for the roaches, high rent/bills, small apt. and the fact that I have to move further South for a new job I would renew my lease. Hope this was a help and happy apartment hunting.

I lived at Hampton Point for a couple years and everything you in your review is spot on, EXCEPT for the roaches! I can't believe that! I would have BEEN moved. Keep complaining to the staff. They're good people and they should handle that for you. Roaches? Really? Come on HP!

I think roaches are in some of the buildings here. I'm praying they don't migrate over to my place. It seems to be a common problem with apartments down here. Unfortunately when you're looking for a place to rent the staff forget to mention it - ask before you sign the papers if the unit had a problem with then and get it in writing. I live on the top floor too which might make a difference.
