Ok so here is an honest review. Only move into Carriage Hill if you have A) No other choice and you don't want to be homeless. B) This is your first apt and you are trying to boost your rental history. C) If you dont have a problem with people telling you lies to your face and want to get away with it.

The truth is that it is Carriage Hill like most apt complex are FOR PROFIT business. People tend to forget that there number one job is to make money. Carriage Hill is a one of the many multi million dollar Profit communities that Southern Management maintains and holds.

Peoples first mistake is forgetting that they are RENTING. I dont care how sweet the people are in the leasing office or how nasty the people are in the resident care center the bottomline is that the apt that you rent with never be yours. You are only the tenant. Also if you dont play by the rules you will be thrown out on your but.

Now I was a resident for Carriage Hill for over a year and this is what I saw. With my own two eyes. The leasing center is all bells and whistles. They will say or do whatever it takes to get you to rent from them. Even if you have poor credit they will dangle bate in front of you called an interview. This is where you go meet with there financial person to discuss whether or not you have enough money to pay them.

From there you get the apt...here is my experience. Now I was a 'lucky" one to have an apt in the leasing center which I guess the stereotype is that the apt will be better. I will break them down to plus and minus.

Plus
Decent Parking - Usually able to find a space
Free Movies - Hey its a good idea, just dont lose it or you will be charged $40
Secured Entrance- Now this was working about 60% of the time
Pool - When its open and no kids around...great experiences
Free Utilities - Hey I think this is always a given.

Minus
Carpet - They require you to get carpet if you don't have carpet and will charge you extra for it.

Security - they take the term flashlight cops to a whole new level. I think it is bad that as a resident I couldn't sit in my own car, in my parking lot with having the "campus" security drive around every ten minutes flashing a light in my car to see what I am doing. Also I don't think your security is suppose to flirt with every woman they see.

Staff - Unfortunately its a toss up to whether or not you would run into a staff member that could actually answer a question or didn't look like deer in head lights 24/7. As well its interesting to see the resident manager who stays in the bldg with a different extremely young looking female every other weekend. But I guess he stopped getting some from tenants.

Rodents - They have a rodent problem, deal with it. Roaches, Rats, Spiders & other creepy crawlies. They do give you an exterminator, but if you are scheduling a apt every other week that can get really annoying.

Lastly you will have to deal with other people which given your personal experience can be a plus or a minus. You have nosy neighbors and quiet ones. But for the most part people stay to themselves even if you can here a clear conversations standing outside there door.

So thats my two cents. Its your choice, you get what you pay for, but to be honest you can get something better.
