Longer Than Others

I've been a resident longer than any others who've made comments and I've seen it all.

Parking:

Parking is ample for residents and vistors. Everyone can't expect to park directly in front of their stairwell everyday.

Parking lots are well lit and getting better.

Parking lots are not secure - no security. Car break-ins are rampant.

Noise. The problem with noise is not from the outside. Basically, the complex is very quiet. The problem with noise is from the neighboring apt. The units may be insulated according to code but it's insufficient. In the bathroom, you can actually hear a resident talking in their bathroom or using the bathtub or toilet. Weak floor boards aren't repaired, therefore, if the resident above you walks "heavy" or has children who run throughout the apt, it can be heard. Additionally, you can hear squeaking beds. To compensate, I've learned to keep my TV on when I'm home during the day and sleep with it on at night.

Grounds. If nothing else is done well, the landscaping company keeps the grounds up very well. Previously, the area around the dumpsters were always overflowing with trash and other items left my homeoners in the neighborhood but this got better with the large container that may be used for trash and household items. A very wise move by management. Trash in and around the buildings and parking lots is removed daily.

Snow/ice Removal. AWFUL! Steps, walkways, and parking lots are either not cleared at all, in a timely manner, or sufficiently. The parking lot barely gets cleared and each resident walks to his/her car or just outside to the mailbox at his/her own risk. The parking lot is cleared by a contractor who pushes the snow towards the sidewalk, therefore creating large mounds that residents must climb over to get to their car, the mailbox, or bus stop. The contractor also pushes the snow directly behind parked cars. Therefore, when a resident shovels out his car, the snow is either being shoveled back into the parking lot driveway or in front of the car beside it. The Management Company and the Community Manager do not provide the residents resources for at least ice removal by providing an ice removal product that the resident came come to the office to pick up to use for his/her walkway and steps. I can't EMPHASIZE enough how the management places residents at risk when snow/ice is not removed promptly. Regardless of how much snow/ice we get, it's the Management Company's responsibility to do whatever it takes to have it cleared within a couple of days after the snow has stopped in lieu of a week! A walk-thru of the parking lots, sidewalks, and steps should be made in cold weather for ice. Too many residents has fallen on ice just getting to their car, the mailbox, or the bus stop!

Safety.

Security is needed between the hours of 11 pm and at least 5 am. when most car break-ins occur. When car break-ins occur, at least 5 or more cars are broken into on the same night. This has been happening for several years and is not getting better. It's quite apparent that the management company DOES NOT care. If they did, we would have on-site security during the prime break-in times which is less than 8 hrs per day.

Lighting. The area that's not well lit and a very serious security problem are the entrances to the buildings/stairwells. The timed lights over the staiwell or building entrance are a nightmare! By the time you get out of your car, start walking to your building/stairwell, the lights by the building/stairwell may be on but then suddenly they're off and you're in total darkness. Very dangerous if your stairwell is on the end of buildings, shrouded by the large trees, near the wooded area.

Shrubs/Trees. Trees near building entrances need to be cut back. They block the lighting and you are unable to see a clear view of the building/entrance stairwell. Even more so dangerous, if the building entrance/stairwell is near the wooded area and on a timed-light.

Construction. The wooden overlay around the outsde of the windows have flaking, peeling paint, and rotten wood. Sound insulation as indicated under noise may be according to code but is not sufficient.

Maintenance. Based on the small number of maintenance personnel, they do ok. When an outside contractor is required, the office does not manage the scheduling well. The residence has to make multiple calls to advise the office that the contractor was a no-show.

Office Staff. The office staff should be judged by the Community Manager and the Management Company who seem to change every couple of years. The other employees usually remain in-place. Several significant quality of life changes have been made by the current Community Manager, such as, improved parking lot lighting and the large container for trash; inspection advisories a week in advance in lieu of the day before). The current Community Manager is a GREAT improvement over the former one. The attitudes and helpfulness of the office staff has also improved under the current Community Manager.

Overall. This complex would out rate others in the county if the Management Company takes the initiative to do something positive about the car break-ins and the peeling paint/rotten wood around the outside window casings.

Recommend to a friend. Based on the high rent, snow/ice removal, peeling paint/rotten wood, and car break-ins, I would not locate this complex to a friend. I would advise a friend to make every effort to purchase a home.
