I moved my fiance into the complex May 2003 just before we got married. Considering she lived in Temple Hills, this was a great move. I found out about the apartment online, filled out the online application, and was called the next day (which was a bit of a surprise). We went that Saturday and left with an address, even though we weren't going to move in for another 1 1/2 months! Considering the waiting list for some of the other apartments, this was great.

We managed to secure an end unit facing the parking lot on the top floor. With only 5 units in the building, it's rather quiet. However, I am sure the units in the middle with 4 floors are substantially noisier. While the unit was clean and painted, it did have a few problems. The railing on the porch was loose, one of the windows in the master bedroom was cracked and the AC was a little off. With a call to Veronica, the railing was braced and the Ac recharged, but the window took the better part of a year to finally get replaced. Ditto with the blinds in the second bedroom. One of the phone jacks in the second bedroom didn't work, either, but I took care of that myself. This past summer, the AC finally gave out. No amount of charging would help it, as we could see the freon escaping the unit. It took a week to get it replaced. Understandable, but still annoying. The floorboards do creak in the winter (everything contracts), but it is not as noticable in the summer. Some of the units had their floorboards replaced this year, but it wasn't complex-wide.

Security seems to be a major concern, and unfortunately, this is lax. My car has been broken into once, the rental car I had was nearly stolen (they snatched the ignition and couldn't get it started) and all 4 of the other rental and my wife's tires were slashed (but I know exactly who did that, so...). Someone's child also came thru early last fall and sprayed white paint on at least 30 cars. Fortunately, everyone that was affected found a way to remove the paint and helped everyone out. I'm not sure if any action was taken against the children or the parents, but it should have been. Considering the apartments are in the woods, more or less, and how much the rent is, management should seriously consider getting some on-site security. However, the likelyhood of that is slim, so using common sense (lock your cat, take EVERYTHING out, etc) is your only solution there. Mantainence is also a concern for many. The management company has changed recently, so it will be hard to say how this will affect the service for the better or worse. It helps to know someone in the fromt office (Veronica has been great for us), but patience and tenacity are still needed to get anything done. While I understand they don't have a big staff, and some things do take a while to order parts, some things still take longer than they should to get fixed. It would also be nice if they gave you advance warning on when they would be entering your apartment. When the blinds were replaced in the second bedroom, I was home sick. I just happened to wake up and walk to the kitchen and startled both of us. Fine for a man with clothes on, not so fine for a woman, clothed or not.

In short, as with every complex, it has it's share of pros and cons. I think it really depends on what unit you get. An end unit is ideal:fewer units, no tenants beside you. The 3 bedroom units, where a lot of families w/children live, are much louder. Be sure to check the design of the apartment for the floorplan you want. The steps in out building are wide and not that steep, but some of the other units are small and quite narrow, making moving in a major hassle. Overall, my wife is happy with our apartment and will be content to stay until we get a house (which, considering the rent, may be very soon)

You see... They wait till the Crud hits the fan to make a move. Believe it or not. I got into a huge right with the leasing office once. Beacuse they wouldn't replace a broken toilet seat. I had to raise hell for it lol!

When I moved into the apt in 2001 the carpet had been cleaned and not replaced which I demanded was done since pets are allowed and I have a small child and would rather not walk in the remnants of the previous' owners pets fecal matter...AND they patched the carpet in the hallway (an entirely different color!) and asked me if I could deal with it? What? Yes, so I called, visited, and complained for 3 months until it was remedied but I can assure you that when I move out (yes, I still reside here...houses on the neighboring streets advertise for the low $800,000's LOL) they will reluctantly refund my security deposit if I were to leave this until the way I moved in (I also had to get a new stove, dishwasher, and refrigerator - of which was installed with the door swinging open in a manner that I have to maneuver around it daily -good reinforcement for dieting. My ceiling is patched and remains an eye sore for over a year since a rain occurred and ???disabled??? the strained maintenance team....and my toilet has been running since I've moved in and no one can manage to fix it. My husband who is a carpenter has elected to fix the interior doors that won???t secure and the uneven floorboards that continuously squeak ...at this rate he should be on payroll!!!! Basically, this place is not efficient enough for the cost of residence.

For you to make a remark about Temple Hills, not sure where in Temple Hills you were living, but have you checked the crime reports lately in the Upper Marlboro surrounding area??? Check it out! I moved to a high rise in Tmeple Hills and believe me, most of the residents are police officers and we have no problems!! Everytime there is a maintenance call, the staff will call you at work, that's right at work, to let you know that maintenance has been in the apartment to make repairs; AT YOUR REQUEST, and they always leave a huge visible door tag to inform you that they've been there! My daughter and I lived at Woods of Marlton for three years, after the first year, it went down hill from there! We are now in Temple Hills and we have been here for over 5 years and counting!! No problems!!! The staff gets promoted very often because of the great work that they do. Once I had a complaint about ants coming from the trees near our windows, they had the trees trimmed within a week! Ants invaded our apartment at Marlton, it took "two months" for them to just come in to spray! I could have done that myself!!! So, you go ahead and move soon too if you don't want to waste your money!
