Orchard Trails like to suck you in with the all-inclusive individual leases. Yes, that is nice. But they don't care about the tenants. They try to rip you off too. Pretty much every other apartment you have to pay 100 dollar pet deposit and you get it back. Orchard trails.. 350. 100 dollars to "register" your pet... so a sheet of paper that you write your pet's name and stats on.. cost 150 dollars to file. Then a 200 dollar pet deposit that you will "supposedly" get back if there is no damage. We have a KITTEN, why did we have to pay 350 dollars when we adopted him AND got him neutered AND got him declawed for less than that.
Orchard Trails is also ALL about the word "technically". With pets... they said they were pet friendly and it didn't say anything about a deposit or "ask for more details". Then when we told them they were like "Well TECHNICALLY we aren't pet friendly anymore, but you have to pay us 350 dollars by tonight to keep your pet."
They try to rip you off with utilities too. Yes, it says they're all included but their caps are SO low. Currently it's just TWO people living in my 4 person apartment and we went over their caps on water & electricity with just two people. We both take about ten minute showers and we do the dishes like twice a week. NOT a lot of water. We turn off the lights when we leave the room, and sometimes we just leave the lights off. AND isn't it kind of strange how the internet service.. Airwave Networks only provides internet to College Park communities.. so I'm GUESSING (hm) it's owned by them.
With the noisy part. They told us and it's in our lease that if the cops are called on a tenant three times they get evicted. The cops have been called on people who live in our building at least four times just within two months and they haven't done a THING.
The parking is also horrible. Visitors constantly park in guest spots. Residents park on the curb where there is NO room to park so they're just parked in the road on a corner. I've almost gotten hit head-on MANY times because of people parking there. They say they're going to start doing something about it and towing visitors who are parked in the wrong spots but they don't. They say the same thing about people who don't move their cars when the plows are supposed to come, so that area can't get plowed... but they never tow them.
Orchard Trails is all about lying, technicalities and sucking your money.
Go to real people and get an apartment with someone who doesn't own a corporation with just ONE community having over 140 apartments to deal with.

This review is SO flawed and outdated. Simply horrible. I lived here this year, and am going to live there next year as well (already resigned).
All of those problems (utilities caps, pet deposit, etc.) you listed are clearly stated in your lease, but you were too lazy to read through it. You signed it without knowing what exactly you were committing to, which is 100% your fault.
You honestly have no idea what you're talking about. The utility caps are for you and your 3 roommates. They are for your WHOLE building. I've been charged three times when no one in my individual apartment was even there, because it's per building. I signed off on that, and I have to live with it, that's how it goes.
Parking has improved drastically since you lived there, so it might have been bad when you lived there, but now that's outdated.
My favorite was "Visitors constantly park in guest spots". Where else are they supposed to park?!?! The spots are designated for them!!
Honestly if you take this guy's/girl's review seriously, you shouldn't be going to college. OT is above and beyond every other available apartment in the area. Slight flaws, but it's new and extremely convienent (which compared to the other apartments in the area is a godsend since they are all rundown and beat to ----). You won't have any problems living at OT, as long as you wake up and realize what you're actually signing for your lease.
