For once, they got it right. The $475 rent is worth it with all the stuff included like cable and high speed inbternet. This is my second year here and they even cook spaghetti for us on wednesday nights. And once they told us the rent, it never changed and they guarenteed it!

So, rent has been increased to 489, apparently they feel they weren't making enough off college students struggling to make rent and tuition. While working at Orchard Trails I was told that our high speed internet isn't so high speed. With OT unwilling to put in the necessary equipment to house all the resident that live there the internet is comparable to dial up.

The rent stays the same for renewal leases. If you are a new lease then yes, the rent goes up... but if you live there you are still promised the first rate you signed with for.

my son was told his rent was going to increase...it was a renewal lease.!? it doesn't matter because they charge miscellaneous fees for anything they want to...everything may be included but only up to a certain limit and of course the limits are set low...it is a MONEY PIT...period
