Orchard Trails is probably the worst place that I have ever lived. Living here is a rip-off. You get a 10x10 room and a bathroom and a kitchen/living room. You can find HOUSES for cheaper than this. Orchard Trails treats you like children, the management is horrible. People are direspectful of the place and everything is very easy to break which is not a good combination. I've seen 15 holes made in the stairwell in one night... our apartment was then charged for these damages because they claimed that we had a party that night so they assumed it was us or our guests. They force you to find someone to take over your lease if you want to move out and then you have to pay an additional $350 to sign your lease over. Basically do not move to orchard trails. There are way better and cheaper places in the area and you do not want to be stuck in an orchard trails lease. There are lots and lots of hidden fees/fines. The management is horrible, not approachable and not reasonable.
