I just graduated college in May. I lived in Orchard Trails for 3 years and I dont understand why people are being rude while writing reviews. I'm not an -------, which is probably why i enjoyed my time at OT. If your not an ass to them, they wont be an ass or a ----- to you. I agree the parking situation is tough, but they will make changes. They are a fairly new place, they will adapt over time. I think the rate of living is fair. Everything is included in your rent except for a phone, but who uses LAN phones anymore' The employees are good people. They just don't like when people punch holes in the walls and over party. I partied every single weekend, and caused almost no problems. They don't care if you party, just don't be a ---- or a -----. The Maintenance crew has a lot to do. They take care of 12 buildings, while also taking care of the grounds. People throw trash all over the place. People complain they have to wait for a couple light bulbs in their apartment. Picking up trash is a little more important then light bulbs. All I'm saying is that if you make it fun, you will be fine. Just be respectful of what's around you. It's better then a dorm! If the staff decides they like you then living at Orchard Trails can be a good experience. The staff had issues with a roommate and friend of mine and by default they decided I was an issue. The staff is the biggest problem at orchard trails. My roommate had her boyfriend staying with her (which is against the rules so they definitely had the right to kick him out), when I would tell them he wasn't there they would call the cops and let themselves into our apartment just to inspect. The staff treats you like children, the managers are rude and condescending.

people need to stop saying everything is included...they charge miscellaneous fees for anything they want to...plus if you go over their limits for utilities you do pay--each roommate pays for everything...oh, and watch out they tow vehicles in the dead of night even though there isn't enough parking for tenants because they don't enforce visitors not parking everywhere...they are all about money and they keep charging more and more!
