I lived in one of Gary's places for three years. The building, probably like most of the buildings around Portland, was rather old and could have used some work. But I always found Gary, his wife and the other office staff to be quite nice and responsive.
There were some problems with neighbors, but that was almost to be expected given that some of these buildings are pretty cheap and, shall we say, in some of the less trendy neighborhoods of Portland.
I think Gary ended up evicting the ones who were really loud and annoying.
I got my deposit back very quickly.
