First, I have to say that I'm glad to see that I'm not the only one having problems at Evergreen. When I first moved it, it didn't seem too bad. Dishwasher in unit was a lie, but I figured I could deal with it. We filled out the move-in check list of broken items/items needing repair - huge cracks in walls, stains on carpet, carpet bubbling up in the center of the room, a burner on the stove not working, loose towel bar, cupboards that won't stay shut, broken blinds. Nothing was done about any of those things. The county did an inspection that fall and noted the loose towel bar. That was it. Can you say "Paid off"'

Since then we have had even more maintenance issues, with little to no response. I had to go above complex management and call property management to get things done. Complaining to McKinley Properties is the only way to make Evergreen management or maintenance respond to anything.

Aside from maintenance issues, the neighbors are awful. Drug addicts/dealer, alcoholics, religious fanatics waiting at the front door of buildings to preach to everyone who comes and goes. People blaring music in the parking lot while they BBQ, get drunk and stoned. Kids and teens are EVERYWHERE! They hang out in front of the doors to the buildings or in the stairways, making it hard to get through, especially when you're carrying groceries. There's one apartment that I swear has about 10 people living in it. About 3-4 adults and LOTS of kids of various ages. These kids seem to have no parental supervision and are constantly running around the complex or the hallway/stairs of the building. During the summer I saw kids still young enough to be in diapers just hanging out by themselves - wearing nothing but their diapers, I might add! So ghetto. On a semi-regular basis, maintenance will toss furniture out on the lawn from apartment that were either abandoned or the tenants were evicted, I would have to imagine. It will stay there for about a week before it gets cleaned up or taken by other tenants.

Police and fire trucks are here constantly. There is yelling and fighting going on at all times of the night. I heard gun shots on 3 occassions within a 2 week period. We were woken one night to a mob (no joke) of people yelling in the parking lot right outside our bedroom window. Fights broke out and the police arrived, arresting a few people. One man arrested kicked out the window of the police car. Fire alarms are always going off in the buildings, whether it's from people smoking in the hallway of the building, people burning food, or people intentionally pulling the alarms. The alarms go off so often that people start to ignore them. Not once since I moved in has there been an actual fire (thankfully), yet the alarms have gone off at least a dozen times just in my building. In all the years I've lived at other complexes, I've never once had fire alarms go off. What is with this place'

After living there for a year, I was informed that I would have to start paying for all utilities - gas, water, sewer, trash, etc. The amount is figured by the number of apartments in the building and the number of people per apartment. So, even if you were on vacation for a month and used no utilities, you would still be paying just as much for them as you if you would have been home. During the summer, they hook up hoses and sprinklers to the building to water plants, and I have to assume we pay for that water use as well. This is the first complex I've lived in where they make you pay for all the utilities. Most places pay for trash, water and sewer as a benefit to draw people in. Evergreen has nothing to draw people in! If the place were nice, I could at least look over having to pay for all the utilities! As it is, I live in a dumpy apartment with ongoing maintenance issues, no dishwasher, ghetto neighbors, no storage space, and lousy management. And for what'' So I can pay $700/month in rent, $90/month in utilities (not including electric) and the cost of a storage unit, because the apartment has no storage space. Add all that together and you could be in a much nicer place.
