Lived in Pheasant Run for two years. It is probably the cheapest place around for the floor space, and if you get a remodeled unit, it is completely worth the extra $20 or so in rent.
Amenities are nice, the exercise room, two pools, etc. are nice and the grounds are decently kept. Overall, maintainance can be very quick (if you are very assertive w/office staff, otherwise you might be put off for a while).
Complaints: Ants. Cant' get rid of them. Have had other bugs, but overall it's a result of a poorly fitted doorwall that also lets in a huge draft every winter. Still, no major issues w/bugs save the small ants. Also, poor maintainance of roads in winter.
However, it's a cheap place to live, and worth what you pay. The #5 bus will take UofM students right downtown.
