In need of MAJOR restructuring.

I have to say that I have the least amount of problems with my apartment than the other people I know in the complex.
There are some big problems here that prob. won't get any better any time soon.
1. The maintenance is just terrible. I am quiet sure that I know more about maintenance than then entire crew put together. Besides the fact that they are incompetent, they are also shady. I am not going to call in any maint. as I fear this criminal like crew will rob me blind. I called in work orders in December that have not been fixed, the fact is no one has even come to my apartment. Lets face it when you pay someone $8 -$10 an hour they are not going to care about the quality of work. I am also willing to bet that some of the workers have a criminal background and this is something they are failing to check upon when hiring. On a side note, for the fustrated people out there who are having maint. issues: call the City of Ann Arbor Building Departement-if you have something wrong they will make sure that it get fixed or the complex will be fined or even loose its cert. of occupancy. Just keep in mind that if you call the Building department it has to be for a real big problem, drafty windows don't count, but leaks do.
2. The office staff is nice but not good at what they do. My neighbor said that since she has lived here (3 years) they have had many people in the office. Here in lies the problem. They never get to know the tenants or their needs. Tenant issues leave when the employee leaves, thus the tenant must call back again and again to remind the new staff what is going on. The other issue is a lack of knowlegde and education among the office staff. Please let me reitterate that they are nice enough people but just don't have that ultra professional demeaner needed for the job. You have to have more than matching outfits/uniforms to be a good crew.
Attracting people to this complex is not a problem, I mean I came here to live. The problem they have is keeping tenants and that is the true key to high occupancy. If the office did a better job of communicating with the tenants and they totally restructured the maint. department they may have people stay here for more than one year.
SO here is my suggestion to Hartman/Tyner the parent company of this complex. Fire everyone. I mean everyone. They need to start over. I understand that the maint. supervisor and manager have worked at this complex for many years, and from what I can see they have just given up on doing a good job. Sometimes when one is at a job for a really long time they loose the gusto to fight for what needs to be done.
That being said, nothing will happen and that is the saddest part of all.

They fired darn near everyone when I lived there. Didn't seem to help.
