My apartment is ok. A bit small, but can't beat the price.
Also there is a elementary school in the neighborhood across the street, my child attends the school there it is called Bryant Elementary. In fact the bus will come and pick the children up at two different spots in Pheasant Run. It is considered one of the better schools in the Ann Arbor system and it does not only service the poor people who live around it but also the very well to do people who dwell in the subdivisions on Ellsworth past State street. I know this because I am active with the school and have talked to people who live in those subdivsions and have children at Bryant. Also, when I drop my child off at the school I feel like the poor person with Beemers, Volvo's and Mercedes more than just a common site.
Now back to the apartments. I have seen ants in the summer, but never a roach. This does not mean that other buildings don't have problems, but mine doesn't. Office staff are pretty good, very nice, my experience is that Vicky is the best, when ever I have a problem I now ask for her and it gets done right away. Maint. is very slow I will admit. I treated my bug problem myself with a $4.00 product called Terro. Yes I should not have to do this but, such is life at Pheasant Run. I did keep my reciept for this bug treatment. You better believe that if I have any problems I will produce any and all reciepts of anything I had to do myself. I did check many apartment complexes in the area and found this to be the best for the price for me. I have easy access to the outside from my apartment and I actually have a nice view of some woods and that is important to me.
If you have serious problems you can always escrow your rent but you need to give Hartman/Tyner proof that your money is in an escrow account and also have to make sure that your escrowing your rent for a serious problem that you have requested be fixed and have proof that it has not been fixed, ie pictures and a log of request you have made. You can also call the city building department for issues with bugs and such but the problems must be real, serious and documented. The city can make Pheasant Run do the repairs or the city will remove the C of O for your apartment meaning it would be illegal for Pheasant Run to rent out the unit until the city checks to make sure the repairs are done and give the complex the ok to rent out the apartment.
I have been working in this industry for about 5 years, I do not work for Hartman/ Tyner or Pheasant Run. I will say that more and more apartment complexes and even individual owners are now making their tenants get renters insurance before they move in. There was a big fire in a complex in Ypsi about a year ago and I heard that tenants tried to sue the landlord for lost possesions and they all lost the case becuase they all signed leases stating that the landlord would not be responsible for loss of possessions and such due to flood, fire and even theft. Our lease also states this. Believe me I have read the thing from cover to cover a couple of times. Renters insurance is cheep and is well worth it.
Overall my apartment is clean, quiet and bug free. My only complaint is that they told us we could have grills and in fact that we could do anything we wanted to our outside area when we move in and have since re-nigged on that. But I can't say much because my lease states that no one can have a grill. I do feel that they told me this to get me into the door, which it did. If they tell us we can't have chairs out there anymore I am raising holy hell. Oh, one more thing. The pools are nice, I use them both (indoor now). Also the work out room is ok, not the newest stuff but it works, and yes I do actually use the equipment. I have talked to a lot of unhappy people at Pheasant Run, but also a lot of happy people. I guess it depends on where you live at the complex. All I know is that my life has been pretty good and I am not breaking the bank living here. I don't think I will move until I buy a house, at least I can save some money living at Pheasant Run. bYr9ljUwtCbMRXE8dRDC
