I lived in Woodbury Villas for two years. The first year was great, but then management changed and that change became very apparent very quickly.
The water fiasco was ridiculous. I wish they were honest and had admitted that it's not a real water company (http://www.aum-inc.com/Overview.htm).
The apartment's condition was decent, but not worth the amount they were charging. I didn't realize this until I became more familiar with other options in Ann Arbor.
Don't be fooled by their friendly welcome and well-kept clubhouse. I laughed at the award ceremony pictures inside the club house, supposedly awards for the maintenance guys.
I laughed at the lease renewal they sent me. They were going to start charging for the parking space that had been included in the previous leases.
Expect difficulty parking, expect hidden fees, expect lawns in bad condition, expect creaking noises when your neighbors walk up the stairs or walk around above you.
The only good thing about Woodbury is that they refunded most of my security deposit on move-out! Of course, they subtracted out money for the final "water bill."
I would have put up with the bugs, spiders, creaking noises, and piles of snow in the middle of the parking lot during the winter. But they were dishonest and underhanded in adding fees in the middle of the lease.
Moving out of there was the best decision I made. I've already made up for the moving costs by the difference in rent, and I'm not getting fleeced anymore by Woodbury Villas. Do yourself a favor and move out!
And if you're considering moving into Woodbury Villas, I'd highly recommend that you look elsewhere. And don't move into any of the places listed here, as they're run by the same management company:
