Years at this apartment: 2000 - 2003
Desirable features:
1. Convenient location (bus stops, Briarwood mall, shopping).
2. Excellent maintenance.
3. Washer/dryer in apartment.
Undesirable features:
1. Management imposed an additional monthly charge for water in the name of conservation midway through our final leasing period. This occurred after we were told that water was included in our rent. In addition, apartments are not separately metered so there was no way of knowing if our bill accurately reflected our actual usage.
2. The range/stove hood did not exhaust to the outside, making foul-smelling food odors from the apartment below a constant problem.
3. Noise, mostly from the interstate highway - especially a problem in the summer when the windows were open.
4. Limited storage space.
5. Insufficient parking. Our vehicle received body damage on several occasions from other vehicles backing into it.
6. No elevators.
7. Cheap appliances and countertops.
8. Poor conservation of water by the apartment management during lawn-watering.
9. Occasional problems with dogs - droppings and barking.
10. Management would not provide a reference to our new landlord (except to verify that we lived there)despite always paying our rent early and leaving the apartment in excellent condition.
Based on the above, we would not recommend signing a lease at Woodbury Villas. If you are considering signing one, read it very carefully, especially the clause that allows them to increase the rent during the lease term.
Note: There are trustworthy landlords in Ann Arbor. Our current one is great! Plus our current water bill is much less than what we were paying at Woodbury.
