I have lived here for one year and think you get what you pay for basically. I moved here because of the price but have missed out on a few key (in my opinion) things that Spruce Knob skimps on:
1) I can hear everything happening downstairs and next door (I can tell what tv shows people are watching even).
2) There is no resident gathering place such as a gym or rec room and being far from campus it would be nice to have that.
3) The size is pretty small-especially the kitchen and bathroom--and I didn't notice until I actually moved my stuff in.
4) The laundry room is small and busy.
5) My sink has leaked since I moved in and despite my complaints no one has come to fix it.
6) The "blinds" on the windows seem like they are 30 years old and are hard to clean.
7) When I signed my lease I liked that they paid for water but now they are going to be charging residents.
Some of the good things (given the price) are that the management is nice, the neighborhood is safe, and you get free parking.
