My wife and I lived here for a little over a year. it's been over yr since we lived there, so i cant speak for the way things are now (service that is), but I have friends who still live there and I've heard no complaints, plus I drive by it everyday and it still looks great. only reason we moved is we decided to buy a house (our rent special ran out)
First the good:
-Awesome location, just on the outskirts of the town, secluded but still close to everything u need. right off hwy23, right on the AATA bus line
-landscaping is very nice
-mtce guys were very friendly and fixed things promptly
mostly professionals live here, some families and some students. makes for a very balanced and comfortable neighbourhood, definitely not loud, but not dead either (more on the quiet side though)
nice clubhouse and pool
-decent floor plans and contruction
-safe
-community activities
the bad:
-sometimes mgt could seem a little too impersonal. the staff in the office seemed friendly and helpful, but some of their policies sometimes needed to be revised
-we were moving from out of state and they made us pay half a month's rent to hold the place, although by signing early we did get special so i guess it evened out
-during the winter they can be slow to plow, but ussually not bad, definitely not a safety thing, just sucks if u have to be somewhere early
-the gated thing is a farce. i think in our 14mos there it worked a total of 3 weeks
-pricey
-even though u are right off the highway(its not that busy, so not that much noise, moreof a positive than negative), it would take forever to actually get on it cos of the intersection was always jammed during rush hour. however, they have since widened the road, so hopefully thats resolved
-they were going to charge us extra for a very small/old washer drier. better to just use the community laundry

overall i would recommend the place. it really comes down to if the location works for you and if ur happy with the service u get. but u can probably get just as nice, maybe nicer spots in sorrounding areas for same or even less
good luck!
