nice but flawed

This is a nice place, but avoid ground floor apartments (they tend to flood) and be aware that there is a $25 fee PER DAY for late rent -- and by late I mean a couple of minutes after five on the 1st of the month, no exceptions. I'd lived there for 3 years and with no late rent payments, and I still got hit with a fee. My complaints yielded nothing but a rather passive aggressive note from property manager Kathleen Quick in the community newsletter.
Also, hold on to your security deposit. Normal damages (holes in the walls from nails, small carpet stains, chips in paint) will get your security deposit witheld -- FIGHT IT, tiny nail holes DO NOT cost $150 to repair. They will let it go if you threaten to take it to small claims or put your rent in escrow.
There are many good things about Village Park and overall it is the best apartment complex I've lived in. Just keep in mind that they will charge you wherever they can.
