First, the building is not built to insulate against sound.

Second, the management and staff will not remedy any problems of tenants violating the tenant contract, which included living peaceably.

There was a man & woman living in the apt below, and the woman would scream during sex. It would escalate in sound and pitch. They usually did this at 4:00AM when the building was asleep.

The management always follows their own procedures. They insisted that a staff member must ascertain that the screaming truly occured. So, they insisted that they be phoned whenever the screaming was occuring so that they could drive to the apt building and verify it for themselves.

The management's policy was that the on call staff member would arrive within 15-20 minutes of the phone call.

However, the screaming sex lasted only 10 - 15 minutes, and the staff NEVER witnessed the screaming. The on call staff member would always be woken up by a call, drive to the apt building, witness nothing, then drive all the way back home.

The management offered no remedy. There was only one choice for me: move out of Marianne Manor as soon as the lease expired.

However, I must add that the management had other policies that I liked such as their consistent respect for your privacy. They always asked for permission to enter when needed. They always let you know what day they would be entering. However, the management is not warm and friendly.

Word of advice: Always request to have the maintenance worker named Scott do your repairs. The other maintenance workers never got the job done, they didn't seem knowledgeable, they didn't get things done. Scott would always get the job done without delay.

So what you're saying is that the people at Marianne Manor RESPECTED THESE OTHER PEOPLE and wanted to WITNESS this alleged activity before evicting them. They did as they said and would be woken up in the middle of the night, drive to the location and then witness nothing and go back home....AND they did this several times. That, to me, goes above and beyond the call of duty and if you can't at least respect that, you're just hard to please. I do understand that living above people who were enjoying their healthy sex life would be frustrating some days (especially if you weren't a very happy person), to view your entire experience at this complex by one set of audible lovers is ridiculous. How were the apartments? Spacious? Clean? How as the neighborhood? Crime rate? Accessibility to stores and freeways? It really does sound like you were knitpicking on a minor personal issue that could have occured at any apartment complex. The difference is that it sounds like the staff here attempted to do something about it. It's not there fault that the lovers finished too fast for the staff to hear themselves *wink*! LOL All in all, I hope that in the future you write a review about the complex as a whole and not as a means to vent your own sexual frustration. Take care
