I noticed that someone had wrote a pros and cons list in 2005. well it's now 2 days from 2009 and I would like to write an updated pros and cons list.
i have lived here for two years. my lease is up in a month and I am moving. I live in a 1 bedroom on the bottom floor in building 9.

Pros
1. CHEAP RENT- i've recently been looking for a new apartment and I can't find a place in the ballpark of the rent I pay hear. I pay $395 a month and only pay electric. i started at $395 and am being offered $395 again with a new lease.( my rent has never changed)
2. friendly, helpful, and fast maintenance guys- I have had some problems with my apartment. noe of them which I would consider an emergency, but when I called the maintenance guys would come out promptly, take care of business and leave.
3. plenty of parking- i've never had a hard time finding a parking spot, and i even avoid white cars because someone in a white car has scuffed my doors a few times.
4. nice pool- i personally don't use the pool much, especially when it's busy, but when i have it's pretty nice.
5. safety/security- i did have my storage space broken into, which p'd me off, but besides that i come and go as i please with no problems and no worries(i do live near the rear though so it might be different elsewhere)
6. noise level- i do live in a very inexpensive apartment i understand there is going to be noise sometimes, and there is especially close to your door and somewhat often in the summer. but for the most part the noise level is under control (in my unit at least)most of the people i do hear are coming or going, i don't hear my neighbors as much.(once again, this is an aprtment you had to expect some noise.
7. ammenities- remember this is extremely inexpensive, yet i still have full size fridge, stove, and dishwasher, i also have central air conditioning.
8. layout- for a small apartment it's pretty comfortable and i don't have much problem with closet space or furniture place ment.
9. very close to good mechanic- i have had quite a few problems with my vehicle lately, but church and sons is in walking distance so i never had to worry about how i am going to pick up my car.(i recommend church and sons they do a good job fast, but do buy your own parts or they'll get u with the price)
10. school district- i don't have any kids nor have i wen't to davison schools, but when i moved i hear i've only heard positive things about davison schools.
11. hot water- never had a problem with enough hot water.
12. dumpster location- plenty of dumpsters around to get rid of your trash.
13.im sure there is more that im not currently thinking of

Cons
1. location- this apartment complex is very close to meijer which is awesome, but davison in general is close to nothing so if u plan on living an active lifestyle or you don't know many people around here good luck because besides whats at m15 theres nothing.
2. windows- man the windows hear are terrible. tons of air leaking. theres only 2 in my apartment, which allows very little natural light. did i say the windows leak air like a siv.
3. water quality/plumbing- i'm not from the genessee county area, so i don't know if the water is poor from the city or from the plumbing, but it's not well water but it is terrible tasting. also the plumbing kinda sucks, my kitchen water starts really hot and takes a while to get cold. i haven't said anything to maintenance its not a big issue to me.
4. low quality appliance- these apartments are very cheap, thus the appliances are very cheap. mostly innefficient really, but for the most part they get the job done.
5. low quality doors/locks- the things you hear about the closet doors are true. they don't stay on track very well. also, the door locks included front door are kind of weak.(see safety above)
6.cold bedroom- it might just be my apartment, but my bedroom is a completely different temperature than my livin room if i dont keep my door open.
7. window coverings- you have to supply your own window coverings, kinda sucks.
8. bugs- in the summer i do get quite a few bugs, probably because of the poor windows, but i've never lived anywhere where you didn't get some bugs. mostly just small spiders and fruit flies(although i did have a slight problem with ants at the base of my bathroom wall. sprayed it with ant killer and the problem went away)
9. hallway carpet. the hallway has carpet and it stinks when it gets wet. i wish they would pull it out.

anyway, i'm sure there are more items on these lists that i am not thinking of but, i hope that helps someone. in general i would give charter oaks a thumbs up. if you think that a $400 apartment is going to be lavish and everything is going to be top of the line this probably isn't the place for you. but, if you are a sensible person on a budget that understands problems happen everywhere, than give them a shot. definately more good than bad.
