Really Bad Place to Live

1. Ignorant staff members.
2. Utility bills double what they should be. You and the other tenants share the cost to heat/light the whole campus.
3. No security. Don't be fooled by the flashlight cops on display. They wouldn't lift a finger if they saw you being raped or assaulted on camera. I don't think the cameras even work.
4. Discriminatory Manager - Automatically calls out ------people to ask who they are and where they are going even if they have a key. Never harasses ------people. I guess us ------tenants can't even be trusted to walk to our own apartments, huh Boss Lady'
5. Insufficient and constantly breaking laundry facilities. No refunds.
6. Insufficient and constantly breaking air conditioning. No rent credits.
7. No 24-hour emergency maintenance. They will lie and sell this feature to you but all you will get is a phone call saying they'll see you in the morning.
8. Your guests have to pay $5 to park EVERY TIME or risk a parking ticket. Even had a friend get one on a Saturday from the police. Now that the City of Detroit is broke and cracking down on towing cars (with 2 tickets) and then towing the cars to Bay City, MI - I wouldn't risk it.
9. NO AMENITIES. No pool, no gym, no dry cleaner, nothing.
10. Nicer, newer places in the same area (Lofts of Rivertown, Harbortown, Lofts of Merchants Row, Lofts at Woodward Place, the new Campus Martius community).
11. Incompetent maintenance staff. I'm fully convinced these people have never worked in maintenance before they held this position.
12. 1 Elevator. 300 apartments. You do the math.
13. Bugs. Lots of them.
14. Lots of broken promises. If you do make the mistake of moving in, make sure they get EVERYTHING they say they will fix done before you sign a lease. Once you sign, they aren't going to fix anything. They've got you now. They have to spend their time eating and lying to prospective new tenants.
15. The GHETTO neighbors. Especially the couple who live in the brownstones on the McDougall side. They take all of their drunken marital fights to the street. Another fight involved baseball bats, broken windows, and the cops. "Security" did nothing. The Jefferson/Chene Park/They Say Restaurant traffic is the worst. They take all the street parking (don't think about having company on the night of an event).
16. The overflowing garbage rooms.
17. They enter your apartment with or without notice or permission. I was at home sick one day and caught them. Claimed they were there for a leak. I told them it wasn't a good time. This man-gorilla proceeds to catch an attitude and refuse to fulfill my maintenance requests.
18. The HOURS you will spend every month on the phone with them correcting their accounting mistakes and making sure things get followed through.
19. The cheap, cheap building materials. My kitchen and bath cabinets are falling ap----after 2 years. They won't fix them. Sandpaper carpet. The windows won't stay open.
That being said, the good thing about River Place is......... nothing! Go elsewhere. I'm moving to The Lofts of Merchants Row next month away from this insanity, ignorance, and slipshod hell hole.
By the way, PPM has NEVER managed a residential community before River Place. Stroh Companies decided to make the current tenants suffer while PPM gets their feet wet. Bad move.

I agree with everything said about maintenance and the condition of the property. PPM itself is completely incompetent. The Leasing manager ----is as dirty as the maintenance staff. Oh sure he will do whatever you sau but it comes at a cost. A cost right to his pocket. I am not sure what is worse, the sexual advances from ----or all of his broken promises. It took the old manager ---------to correct service requests and follow up on them. I moved in Feb 08. The worst mistake of my life. Work orders didn't get fixed until the new manager ---------in May. At that time I started to see work getting done and security greet people. Management people were even present after dark and on weekends picking up trash. The new manager got run out. I think that was the only hope the property had. The one they have now ---------doesn't know anything. She can't ever answer a question and didn't even know what my lease said. Didn't even understand the language term. What a joke.

thats true i was a "security guard" there at stroh river place back in the 90's and i was only nineteen years old no way was i gonna get involved with much, i was too young to care, and too scared to do anything at that age!!! you are right they obviously hire anyone who will take the job

I Live at River Place now and theses posts look about a year old. I have had nothing but the best living experience here. The staff is wonderful, I met them all personally, the security is fantastic, I am always seeing them around and they always talk and are polite to me. I have seen the cameras and monitors so i know that they are not fake. Everything had been renovated so its like a brand new community. Sure there will be the ocassional work order for a garbage disposal or something but when you have stupid people stuffing things they should not down them, it is to be expected. This is an apartment community people, things sometimes break. My few work orders have always been taken care of within the 24 hour time frame. The service team has been great and all friendly. Parking is perfectly fine. your in the city people. get used to having your guests pay a small fee. and thats only after 5pm. I have no problem with River Place or PPMG. Obviously they have worked all the kinks out. I love the property and the people. Hats off to all of you for bringing life back to the property.
