Power wash the entire front entrance, including the brick driveway.
Clear...CLEAR the whole area of the bums! Not impressive. Clean the hallways. Clean the lobby. Brightly light up the lobby entrance to discourage hot shots from hanging out. What's up with the pool area' The garden look is so low budget it's amazing! The tennis court is a law suit waiting to happen! The lifts are atrocious! Clean, paint, and monitor. My apartment bathroom is awful. No one cares! Clean. Clean. Clean.
Or turn it into a section 8!
