Don't Waste Your Money - The only pro of University Terrace is it's location. It's located very close to campus. However, the management company (DTN) is completely worthless. We had a major leak in our bathroom ceiling and it took them 6 months to fix. They would not give us our security deposit back and said it was something really lame.
