Uninhabitable and Dangerous

Crossing Place has been a nightmare since I moved in. The staff is rude, uncooperative and unkind. They refuse to give a strait answer to anything and their response to any complaint is that you will have to sue them for them to get anything done. Anytime you walk into the office for anything, they act like they are going to war and you are the enemy.

The staff has been nearly impossible to work with. Recently, our water heater stopped working. We called the office to have it fixed and no one came. We had to go to the office and throw a fit before anyone came down. When the mantainace manager came down, he was rude and condecending. Eventhough he could see that there was no hot water, he insisted that there was and we are just to stupid to figure it out. He accused us of deliberately using all of the hot water to make it look like there wasn't any in order to cause problems for them. It took another day for them to fix the heater. After they fixed it, they still tried to tell us that there was nothing wrong to start with and we were lying to cause problems.

We have had problems with the staff never notifying maintainence that we have a problem that needs to be fixed. There have been work orders that we have placed that they have never done.

The apartments are not energy efficient. The furnace, pipes and water heater are outside in a closet with little insulation. In the closet is a 1500 watt space heater that runs all of the time that is billed to the residence electric bill. Managment requires the heater to run all the time to keep the pipes from freezing, even when the temperature is not low enoughfor the pipes to freeze. The heater is unnecessary since the furnace also heats the room. Further, according to Consumers Energy, it costs 12.5' per hour to run. This adds up to $90.00 per month which is included in our electric bill. Management deliberately withheld the fact that the space heater is there from us untill we had been in the apartment for 5 mos.

The space heater is also a fire hazard. Consumers Energy strongly advises against running a space heater unattended and in a confined space. Further, the gas line coming into the apartment is in the closet with the space heater. I am concerned that the heater will ignite the gas and cause an explosion.

Crossing Place is one of the few apartment complexes that requires residents to pay for heat. The heat is expensive because there is very little insulation in the walls and the outlet on the outside walls are not insulated. The windows are thin single pane. In the winter, the walls are cold to the touch and you can feel a constant cold draft coming from the windows. You can also feel a cold draft coming in from the outlets. This is complicated by the fact that the apartments all have 3 outside walls and the only inside wall is on the unheated hallway. Last month we paid $80.00 for heat and were cold all month.

Our bill for electiricity and heat is never below $200.00 per month even when we cut back on energy use. When we complain about our utiltity bills, management tells us no to use the washer, dryer, stove, lights, TV and not to take showers to save money. This is ridiculous. The reason that I rented an apartment is so I would have a place to live. How can I live in a place where I can't afford to cook, shower, wash my clothes, use the lights, or watch TV. I would be better off living in my car.

Everything in the apartment is poor quality and bottom of the line. The washer doesn't get my clothes clean. The dishwasher is worse. Everything comes out with food still on it. The cabinets in the kitchen and bathroom are particle board covered in laminate. The screws in them are falling out. The furniture is also particle board covered in laminate with cold rod iron frames. It is ugly and uncomfortable.

Further, don't try their roommate matching service. They do not match roommates based on needs. I am a graduate student and requested that I be placed with other graduate or older students because I need a lot of quite time to study. I also told them that since I was allergic to cigarette smoke, I could not live with a smoker. They told me that I would be rooming with three other gradute students who all had the same needs and requirements as me. When I moved in, I found that I was living with 3 undergrad. students and one smoker. They refused to do anything to accomidate me. I am lucky that I get along well with my roommates and they are considerate of my needs.

Forget about using the clubhouse. The hot tub doesn't work most of the time. There is nothing in the game room to play with. The eqiupment in the exercise room doesn't work well. The computers in the computer room are old and cheap. They are slow, have outdated software and will destroy your disks. There has not been a working printer in the computer lab as long as I have lived here. I have never seen the clubhouse cleaned and there is a strange odor throughout the entire building.

The grounds are dirty and poorly maintained. There is always garbage everywhere. In the summer they water the lawns so much that there is always standing water on them. You can't walk on them or sit on them. In the winter, they never plow the parking lot well. This last winter, I took them 1 week after a storm to plow and when they did, they didn't plow the entire lot. I could'nt park my car without it getting stuck in the snow until the snow melted this spring. Also, they never shoveled the sidewalks behind the complex. Half of the residents need to park their cars there, so they are using the sidewalks all of the time. These sidewalks were covered with ice and snow all of the time and were a hazard for residents.

Crossing Place has also refused to honor their express lease obligations. This winter, they decided to try to make their residents pay for water in breach of the lease agreement. For the three years that Crossing Place has been here, residents have never paid for water and that is part of the agreement that residents entered into when they moved in. Crossing Place apartments has refused to honor this agreement.

Crossing Place also advertises that they have security. The only security that they have are the security gates in the front of the complex. They have never worked and have never been used. Anyone can come into the complex. The apartments are not secure either. The doors to the buildings do not even have locks on them. Anyone can walk into your building anytime. Crossing Place representations that this is a secure complex are false.

As for sound, you can hear everything through the walls and floors. I can hear the people above me pee in the bathroom, brush their teeth, and talk. You can hear every step they take and even when their phone rings. You can hear the people in the apartment across the hall talking or playing music. I am frequently woken in the middle of the night by parties in my building and the one next to me, even when they are not loud. The outside walls are so thin that you can hear people talking on the balcony of the next building. When you walk out in to the hall on the first floor, you can hear phones ringing and music playing from the 3rd floor apartments.

Overall, Crossing Place is uninhabitable and dangerous place. I would never recommend to Crossing Place to anyone.

I completely agree with everything said in this review. The staff literally rolls their eyes at you everytime you walk in, and that is probably because you have to go into their office everyday for at least a week to get anything fixed. When we moved in we have missing furniture and the whole apartment was trashed, we have razor blade scratches across our front door and our address number is gone apparently from the people who lived there last year. Our carpet had gum ground into it and my roomates carpet was soaking wet because there was a flood a year earlier and no one had bothered to fix the pipes and then we asked for a mold test since the water had sat on the carpet for over a year (the maintenance manager told us there was no mold) funny -- you could see the mold. I threatened to get a environmental agency over to inspect it so that day while i was out they came and swiped paint over the rotting wood and mold so it is not invisible. My room housed some kind of chain smoker and since i get hives from smoke smell and rashes, our manager personally told our parents and my roomates that my bedroom the common room and the bedroom of the leaking pipes would be replaced. Since then, its been 3 months and just this week he finally booked our carpet to be replaced. I went back to talk to him about the mold and he started yelling at me (mind you, he is about 25 and a total arrogant wanna-be) that day he came and told us that he was no longer replacing our main room carpet and just today (1 week from they day that we are supposed to get our carpet replaced) we get a letter saying that if i want new carpet because of my allergies, that i have to pay for it myself. Funny he met with us like three times and took numerous notes like ex - replacing the bedroom doors because they are completely punched in-- you can see through them!! Management is so brainless and there is dog ---- everywhere on the property. Last weekend someone or someone's large dog ---- in front of the building door and it took them like 3 days to have someone clean it. SERIOUSLY DON'T LIVE HERE!!! I have a call into a lawyer and an escrow agent to hold my rent until they get some of this crap fixed if not i am trying to terminate my lease. screw the crossing place and the bimbos who work there!
