easily the worst run apartment complex I've ever lived in

Where to begin. Price was good, apartment looked nice, but everything is essentially a facade. As other reviewers have mentioned, the walls are paper thin with virtually no insulation, which means horrible insulation for both temperature and sound. Without a space heater in the second bedroom, it's temperature was in the high 50's during the winter. Maintainence said there was nothing they could do about it. You also could not hardly stand barefoot on the bathroom floor in the winter, b/c the floor was so cold (no exageration). As far as sound, you could easily hear conversations in the adjoining apartments at all times of day.
Things like the stove and refrigerator would regularly stop working. It would then typically take several calls to get maintenance out (although they were generally friendly).
The office staff were increadibly incompetent, and frequently rude. Good luck getting a hold of anyone unless you are able to call from work, b/c they keep bankers hours (ex., after 6, its a ghost town.
As others have mentioned, they will find a way to keep your security deposit (they kept ours b/c they didn't feel the primer that we used to repaint was quite the same shade as they use, although it was indistinguishable to us and others who saw it -- and anyway, its freaking primer!).
What takes the cake is they are now seeking $450 in addition to the security deposit, b/c they claim we didn't give them enough warning that we were moving out. We gave them 3 months warning, which they verified it at 2 months!!! But we didn't have their verification in writting, so we have no proof. This company will try to rip you off, so for your own protection GET EVERYING IN WRITTING!!!
There are many other things I'm forgetting -- regularly mowing at 8am on saturday mornings, bugs, no trash bin outside our building (had to hual the trash down the street to another building on the complex, haul it about 100 yards down a hill through the back lot, or load up the car and drive it to the nearest bin). Oh, and the security gate is a joke -- you can drive right through at nearly any time of day. Its not even manned after about 11pm, since no criminal would dare think of doing anything at night, huh'
Again, it looks nice, but everything is just a facade. Quality is horrible, and the service is by and large incompetent and often unfriendly. And the company is very dishonest, as other reviewers have likewise indicated.
A long rant, but hopefully it will save others from having to deal with this place.

Lets see here, where to begin. Oh! I know... how about CItation CLub being a ghostown after 6pm. These people work very hard daily. You never see anyone sitting around in the office. The place is always hoppin' So at 6pm (when the posted hours say they are closed) why should these people have to be sitting around waiting on you? They do have bankers hours because as a banker.... they have to take a break too! This isn't a hotel. They are not open for you 24 hours a day! Get a grip! The gatehouse isn't there for security purposes. They tell you that right away when you first tour the property. They aren't there to arrest people, they don't carry guns! They are there to help guide people through the community after hours. No one is there during the day because.. hello?... the office is OPEN. If you were charged for things in your apartment, it is because you didn't fulfill your responsibilities as a tenant and based on the contractual agreement that you signed. Your are right! Get things in writing! No verbal agreement subseeds a writen one. Maybe you didn't know that when you gave a notice to move three months in advance that it needs to be in writing. My experience with this staff has never been of a nature that made feel that they would ever "rip me off" they are extremely professional and do everything and i do mean EVERYTHING by the book! They don't descriminate, its against the law and as far as I have ever been able to tell, they are in compliance. Pay your bills, follow your agreement of the lease (you know the one you signed that says you read it) and do your part as a tenant. Don't bash a community because your mad at yourself. As far as paper thin walls, i lived in a 2den on site, I never heard anything unless it was the neighbor below closing his front door. ITS AN APARTMENT! No matter where you go your always going to hear something. Your not the only one who lives there.

I have lived here for over 2 years and have no problems with maintenance or management. The complex has 3 phases. Phase 3 has more insulation than 1 or 2. Phase 3 was built in 1995 and phase 1 was built in 1988. If you move here, choose phase 3. Citation now charges for water and trash. You will split the water bill for your building. This is not fair as your neighbor with kids may use more water than you but you have to still split the water bill. Other apartment complexes have a water meter in each apartment which is the way it should be because you pay for what you use only. Citation only has one water meter for each building. You still can find apartments that you do not have to pay for water and trash. This all adds up if you do pay for water and trash plus your rent. Best to look for places that have been built in the 1990's as you will have more insulation on the building and your utility bills will be less. Building code in the 1990's said buildings had to have tyvek on the building. This keeps out the cold and Citation Phase 3 has this on the building but not phase 1 or 2.

Jason3, do you work for citation club? If so then you would know that the buidlings were built in 89, 92 and 94. The laws were changed about the insulation, however.. doesnt make a difference in this particular community. All buildings were built with the most proper materials for lasting product. As far as the water billing is concerned, most communities are NOW charging for water or soon will be. Read the newspapers! It's been all over the front pages. Fortunately for CIation Club's residence, there is a cap on the amount of water that someone will be billed for... didnt know that did ya? It isn't based on an entire building, its based on what the CITY feels a person uses on an average. one person living in a one bedroom apartment WILL NOT pay over $16 a month for water and thats being modest! You really should have all your facts straight before making inaccurate connotations about things you know nothing about.

Hey freka-whoever you are, it's pretty clear that you DO work for Citation Club and are very heavily involved in the apartment business. Here???s a suggestion if you want to STAY involved in the business: Instead of getting on this site and bashing former tenants for telling how they feel about a place, why not listen to what they are saying (no matter how dumb you think they are) and make sure future tenants DON???T end up feeling that way? For example, your response to jason3???s complaints about how water usage is charged was to put him down for not ???reading newspapers??? and try to make him feel stupid by telling him that Citation Club has a cap on what they charge residents for water (??????didn???t know that did ya????) Well hey, maybe he didn???t know that because he doesn???t give a flip about what???s happening in the apartment industry these days! Maybe he has a life outside of the industry! And perhaps FUTURE residents will be more appreciative if you TOLD THEM, very clearly, what is happening in the industry and how Citation Club compares. Just send out a flyer: Dear Residents: We know it may seem unfair to have to split you water bill with neighbors who may use more, but we???re doing all we can to keep costs down for you, including capping what we charge you??? etc.??? Here???s another example: you responded to ???renter 164,??? (the guy who complained that the gatehouse wasn???t manned at the right times) by telling him he should have known that it???s not there for security purposes because he was told that on his first tour of the property. Well, to quote you??? Hello? ???do you think potential tenants are supposed to memorize everything they hear on their first ???tour of the property???? If he doesn???t know the reason for the gatehouse it???s because YOU didn???t make it clear enough to him!!! And before you start complaining that that???s not your job, that if people are so dumb that they can???t just look in their lease or read the flyer posted in the clubhouse then it???s not your problem, I???ve got news for you: it IS your problem. Because the internet is not going away, and if your response to postings is to keep acting like tenants are just idiots who don???t appreciate all the hard work management does, well, you???re not going to last long, my friend. If even ONE person posts something that YOU think is idiotic (e.g. how could a tenant NOT know that the office people at Citation have a right to go home at 6pm??) that means YOU have to go out of your way to make sure ALL tenants know exactly why the office closes at 6pm. How would you do that? By saying it on your answering machine and posting it clearly on the building! ???Dear residents, we truly wish we could be here 24 hours a day to help you, but unfortunately, the costs to do that would likely lead to rent increases. We must close every day at 6pm, but we will be back at 8am tomorrow morning. Please visit us again at that time and we will be happy to assist you. If you cannot call on us during our regular hours, please leave a message/fill out this form and we will respond as soon as we can. Please don???t hesitate to call maintenance at 555-1111 if this is a maintenance emergency.??? Does that sound like overkill? Well, that???s because IT IS. But that???s what you are going to have to do in order to stop people from leaving bad postings online! In the past, when tenants were unhappy & moved out, it wasn???t your problem. It was THEIR problem for being too stupid to read their rental agreement or whatever, so you could just blow it off. Now, because of the internet, those ???stupid??? people are letting the whole world know that they were unhappy & moved out. And guess what? Whether or not they read their rental agreement doesn???t make a bit of difference. You can???t just blow it off anymore, because their problem has become YOUR problem. Learn to deal with it in a positive way, and if you really do have a well-run, well-meaning business, it will show in your ratings. |

Bravo localrenter1! Kudos! Thank you for telling them like it is. I lived at Citation from 2004-2006 and I understand everything you said perfectly. |

I think that the majority of Citation Club's reviews ARE positive. It is unfortunate that this site exists, anyone can go on here and say whatever they want. Usually it's just to complain, not to praise. ;-(

Amen, localrenter1!!! I was seriously considering renting at CC and tend to take negative comments with a grain of salt, because lovely42 is also right - people make a bigger deal about complaining that being positive. But that freka person changed my mind. I don't want to live in a place with a staff that treats other PEOPLE - regardless of whether they're customers or not - that rudely.

You really should not base whether you're going to rent at CC or not, on this website alone. Nobody has proof that any of these comments are / were written by a current employee in the CC office. Maybe it's an ex-employee? I think that anyone should come out to CC and take a tour. That will show you their "true colors"...not this bogus website that ANYONE can access at anytime.
