It's a complete dump and total nightmare. Avoid this complex at all costs! It's the Ghetto! Loud, rude neighbors beating on each other day and night, kids running in the halls, drug deals going down, and a staff that couldn't give a damn about the tenants or quality of life for them. The right to peaceful existence does not exist in this complex by no means!
IGA is not the place for decent, law-abiding, "normal" people. If you enjoy peace and quiet, and not being awakened at 2am on a weekday, then don't move here. The neighbors are lunatics and constantly fighting and going to jail. You can smell pot smoke all day long in the hallways. Crack dealers live in a building over from mine. And I think one lady may even be a prostitute in one of the apartments. I mean, how many different men can visit one woman in a day! And with each 45-60 min visit, sex noises are heard thru the walls. It's disgusting.
One neighbor below was particularly loud one late night (1am) and we tapped on the floor to see they got the hint and if he would stop the blaring music. What we got was a big loud "F*** you!" Real nice. My husband then went downstairs and knocked on the door to ask them if they would turn it down, and they wouldn't even come answer the door. We called the police and they wouldn't answer the door for them either, and so the police couldn't do anything.
This place is a criminal's paradise. Cars are stolen all the time because you can never find a parking spot close enough to your own apartment. If that was the case, people would be able to hear their car alarms going off and not have their cars stolen!
I talked to the Farmington Hills police department and found out that out of all the apartment complexes, this is the worst in the area. Much more violence and crime here than "any other" apartment complex!!
The "new" appliances are not new. I had to have service done on my supposedly new washer/dryer(which are small and stackable) within 2 weeks of moving here. You don't have central air, just 2 window units built into the walls. Your electric bill will shoot up to about $300 a month (my highest bill was $346 in September, which was August's bill) if you run them alot on hot days.
You pay about $70 a month, worked into the rent, for a gas bill. It's not provided thru DTE, but some partner company of IGA. Strangely, there is baseboard boiler heating, electric appliances and nothing runs on natural gas. So why is there a gas bill! One reason: to make more money, plain and simple.
There's a constant breeze in the winter from the windows. I had to put plastic over them to keep heat inside!
Also, within a month or so of moving in, my tub started peeling huge paint chips. Obviously someone had painted the tub before we moved in and didn't use the right type of paint for the job.
The neighbor's dog barks day and night and they don't keep it on a leash when it's outside. Once I was walking out of my apartment and they were bringing him in. The dog ran into my apartment! I have a little boy who was terrified because the dog ran toward him. And every morning around 5am, they are outside chasing the dog and screaming through the parking lot because it runs away. Isn't there a rule about leashes!! I guess not. I complained months ago and still nothing has been done. And every morning I get to hear them outside my window at 5am again, trying to get their stupid dog!
Do what you have to do, but when it comes to this place make sure you run the other way! For what you pay in rent (and "gas") here, you can find a much better place, with alot better amenities, quality construction and a decent neighborhood.
The office staff is rude and condescending. They treat you so well when you're trying to decide whether or not to move here. And once you sign that lease, you're on your own! They don't return calls and don't handle complaints in a professional manner. If you do get lucky and get a chance to talk to someone, they want you to put your complaint in writing, which I don't even know what that accomplishes because it's the same outcome: nothing is done!
All they care about is getting the rent money and if you try to reason with them, they treat you like you're stupid, though honestly, none of them had to have more than a high school diploma to get their jobs!
If you pay your rent late, even one day, it's a $75 fee. No exceptions. I was out of town for work and expected to be back on the 31st of October. But due to work issues, I had to stay 2 days longer and didn't get back til the 2nd of November. When I went to pay the rent and had to pay that $75 fee, I complained to the management. Their answer to me was, "Well, you should have paid your rent on time."
No reasoning with these idiots!
My neighbor (one of the decent ones) was 10 days late on her rent because her father had died and she took off of work for a week. It caused her some financial issues for the month, but she was going to get it straightened out within a week or so. She even called management and said she would be paying on the 11th day when she got paid, and they not only added on the $75 late fee, but these a******s also added on $140 in court costs because they had started eviction proceedings on the 10th day. She paid everything but continued to come home to eviction notices being posted on her door. When she asked the staff why, they told her it wasn't them, but the sherriff's department doing it and they couldn't stop it. They also said that in the future, if she wanted to avoid the embarrassment of posted eviction notices on her front door to make sure she paid her rent on time. Heartless jerks!
If your lease is up and you don't renew, you pay $500 more on top of the rent fee for additional months. If you want to move into another apartment in the complex, they charge you a $400 non-refundable fee. If you want to get out of the lease early, you must pay a fee equal to 2 months rent.
Bottomline, unless you are desperate, don't move here. You will regret it everyday of your life until your lease is up. I know I do! I hate this place and wouldn't wish it on my worst enemy!

Everything you say is TRUE. Once they even posted an eviction notice on my door even though I had paid my rent on the first of the month... WTF???

Everything you say is true, I renewed my lease after the first year not realizing they upped it over a hundred dollars a month! FOR THE SAME UNIT! I hate this place and regret that renewal daily

You are so right! I am currently in the process of fighting the management's practices here. I have just filed a complaint with the Attorney General after I received no response from Aimco's Corporate Offices to my three complaints. I encourage you to also file a complaint with the Attorney General and the Federal Housing Commission.

AMEN!! This post nailed it! You are sooooo right. I hate it here. I hate the neighbors. I hate the management. They treat tenants like they're worthless. Hey! We pay your salaries, you idiots! And now, the golf course has closed due to the economy! That's one of the reasons I moved here! Next, they'll take away the Powerhouse membership!
