Over flowing trash, loud parties all night, people that through their trash out the door and leave it all these are true. Wait until it's time to leave.
I'll start this by saying we were never late with the rent and we kept up our apartment. This included buying parts for the stove and refridgerator (out of pocket) and fixing them. i.e., Our range died and when the new one was delivered there were only 3 feet. Maintenance installed it with no feet and was going to take the 3 with them. I got them to leave the feet and I bought a matching one and put the range back on it's feet.
Management is not very quick in responding to the problems you WILL find on moving in.
Before your lease is up you will receive notice that if you don't sign a new lease and your lease expires, you will pay a penalty of many $$$ a month until you leave. Our penalty was going to be almost $300.00.
You are told at the beginning that 30 days notice is required to leave, but not before your lease is to expire. What the fine print says is that the 30 days has to coinside with the beginning and end of a calendar month. We gave notice before our lease was up saying that we would be out within 3 - 4 monthes as we were relocating and hadn't found a place yet.
We were told that we needed to give our notice at the beginning of the last month we would be there.
When the last month came we gave notice and paid our normal rent and told them we didn't have the money (due to the cost o the move and our being on Social Security) to pay the penalty. We would pay that within 2 weeks (before mid month). My Social Security comes on the 2nd Wednesday of each month. 4 days later we received notice that we were delinquent and being reported to the credit bureau. The next day we were reported to a state office for this delinquency and they issued a DEMAND FOR POSSESSION, NON-PAYMENT OF RENT, which states that we will be evicted in 7 days. We received this notice on the 6th.
Amazing, we were never even a day late with our rent in the year we lived at Hidden Valley.
So you be the judge.

I don't work at Hidden Valley or really know anything about it, but I DO work at another apartment community in the area. In defense of Hidden Valley, the Demand for Possession- Non-payment of Rent is issued every month when balance is owed after the due date. This poster wouldn't have known that because their payments had previously all been on time. These notices are filed to protect the company in the event that the balance isn't paid because this paper must be filed at least 7 days prior to filing in court. The eviction process actually takes considerably longer than that and they could not have been evicted within 7 days for non-payment. Hopefully that makes sense, but this document would have been issued at any apartment community, not just Hidden Valley.
