Pros:
-When I moved in my rent was 43O for a 500 square foot apt., which is uncommonly cheap for downtown Grand Rapids. (I've seen dirty studios with barely any kitchen or bath for close to 500.)

-Tons of parking. I never, not once, did not have a parking spot.

-Units have dishwasher and garbage disposal, as well as a very large kitchen with lots of storage space.

-All the units are one bedroom, so the chances of "wandering children" issues as reported with some complexes are non-existant.

-The one time I called the office (my key broke off in the door while I was carrying too much stuff) they rushed over with a duplicate key.

Cons:
-While the rent is inexpensive for downtown, I found an amazing 750 sq. foot apartment in Kentwood for 479 with heat included.

-The noise level is obscene. While the apartment walls are cinder block; the doors are thin and the windows have bad insulation. My neighbor across the hall had constant parties until the wee hours. (Don't know where they found room.) To make matters worse he apparently wouldn't let people smoke inside so they went into the parking lot and continued their drunken yelling from there. My downstairs neighbors were either having domestic issues or having rediculously loud...um...relations. Normally I wouldn't complain about noise, but all of highland place is in one building with 23 units, so there is no way to get away from disrespectful neighbors. I'm thankful I lived in a top floor,corner apartment, that also bordered a stariway.

-The laundry room is locked. I'm just throwing this in, because the building has security doors. Its a pain trying to unlock a door while carrying 2 loads of laundry and detergent, and/or trying to get through the door before it slams back on you.

-The notice that they were coming in for one reason or another was almost non-existant, and happened often.

-The building and apartments carry a general air of neglect. When I moved into my apartment there were holes in the walls, and holes that were badly patched. There was a drip pan on the stove that wasn't the correct size for the burner. The elevator was covered in graffiti, and so on.

-There is absolutely no storage whatsoever (aside from the many kitchen cabinets.) One smaller closet by the front door, one closet in the bedroom, and storage under the sink in the bathroom. Not even a medicine cabinet. At least it made me appreciate having the storage I always took for granted when I had roomates.

-No office on site. Not a huge problem, but its still handy to have staff nearby.

-Massive amounts of spiders. Large, scary spiders. Yes I'm a girl, but no arachnaphobe should have to deal with THIS many.

-HOT in the summer. The wall air-units have fake wood paneling to give you an idea of age, and the windows are small and crank open, not allowing for much air-flow.
