Country Club Park Declining

Years at this apartment: 2004 - 2007
When we first arrived at this complex there were very few students, the maintenance crew was great and responded very well, and the manager lived onsite, took an interest in his tenants, and helped provide a very nice place to live. In just a few short years the complex manager has changed twice, the maintenance crew has had high turnover, and the complex ownership has been changed. Rent for us personaly has been raised twice in less than six months, including once immediately after the new owners took over. The manager is no longer onsite except once a day (we've been told). He seems more interested in trying to maintain a clean image for his employer than actualy addressing any pre-existing problems. The office has one really sweet girl who actually seems to care about her job and the people she works with (she worked under the old management) and another girl who tends to be rude, unprofessional, and feels she is above abiding by the rules set out in the lease of her own complex (e.g. parking only in your assigned covered spot, issuing official Coutry Club Park statements on non-company stationary). Our current maintenance crew is hard to pinpoint. If the company actually hires someone who is productive and manages to perform competent work (especially things that involve saftey issues), then they disappear quickly. Those left behind are seen doing things around, but results are not apparent. The parking lot is in a bad state of repair and rarely was cleaned of snow in a timely fashion this past winter (after new owners). Finding an uncovered parking spot can be problematic. The grounds are nice, but frequently have dog droppings which are not put in proper waste cans. This ordinance does not appear to be enforced heavily (especially after new owners). Outdoor lighting has improved especially since new parking lot lights were installed. However when lights inside or out burn out they are slow to be replaced. Trees, shrubs, and parking structures make driving in the complex parking lot quite risky (especially with sight lines). On one occaision I nearly was involved in three accidents before ever leaving the complex due to lack of visibility. Also illegal parking has been a problem. The construction of the apartments is not worth the rent we pay. Our laundry room consistently leaks water from outside; our apartment living room sliding door leaks water consistently (even after it was "fixed", plaster in the living room is crumbling and discolored due to water damage; the main curtain rod is poised to fall out of the wall; the plumbing system seems to be a constant problem. We don't know for sure, but it appears as though both the previous and current owners were resistant to putting money back into the complex. Several other tenants we have talked to say they have similar structural problems or have chosen not to renew their lease due to lack of attention to specific problems. There seems to be a higher population of student tenants while the older ones seem to be leaving in droves. The noise level has been increasing as a result. As was mentioned before this complex was one of the better places to be, but now it seems as though the negative elements shine through the positive. We plan on not renewing our lease and would have left sooner if possible (lease breaking penalties--they did not have partial year leases here when we started as is shown on other websites). We firmly do not reccommend anyone moving here.
