Terrible stay away at all costs!

These apts use disciminatory leasing practices, lie, cheat and steal. They have a high rate of break in's and theft as well as vadalism to residents cars.The security is terrible if not non exisitant and the outside lighting is old and frequently non operational. The apts are old and the applances fail constatly. There are short circuts in the electrical system, leaks in the roof, A/C doesnt work, and the heating/cooling bills are way too high due to poor constrution. They are almost $200 - $300 higher than other comparable complexes and offer much less. They allow college students to drink alchol in the pool and throw beer and alcohol parties for them as well. Not exactly my idea of a family complex. They seem to charge almost every tenant that moves for new carpet that is very cheaply made, and chrged at a cost that is twice what they pay for it. The speed bumps have caused 100's and 1000's of dollars damage to residents cars and they refuse to do anything about it. The also have pot holes that wil swallow your car in the rear entrance yet they have the speed bumps redone. The snow removal in the winter is done by amatuers that damage cars and push snow so high on the sidewalks you have to climb a pile to even get to your car if you can get it out. The managment is rude and could care less about concerns unless of course your rent is late then they are right on top of things. We have reported them to the Housing authorites and Fire marshal for numerous viloations so hopefully some action wil be taken. They have been sued by many residents which serves them right as they will sue their residents for eviction if rent is more then 4 days late despite the circumstances , even if you try to work it out with them. The absolutley refuse to take your money for rent unless you give them all of it at once so they can look better in court and evict people quicker. I have seen govt slum apts that are nicer than these. If you know whats good for you stay away from drakes pond.

I have been working here for over 7 years and I have to be honest, I have no idea what some of this is about. We have a neighborhood police officer that assures me that we are not targeted any more than any other community on Drake Road and he states that we are less than other areas closer to campus for breakins and vandalism. As for the higher price, we monthly do a market survey and we are within $25-$50 to our 5 competitors and because we have more to offer in amenities we frequently are right on with 2 of them. When someone has moved out and their carpet has to be replaced due to pet urine or other not normal wear and tear issues, we charge them exactly what we pay and can provide them with any and all receipts. We do not expect any new resident to move in on carpet that is not clean and with pet stains, no one will guarantee that those stains will not come back - so we do not take that chance. The speed bumps....we have them in our community because people drive through here at 50 mph and we have had several accidents (one even flipped a car) and we feel we would like to have a safe place for people to walk their dogs, their children and ride their bikes. The pot holes in the back is not on our property - that is a city street! It is quite obvious where our lot line starts as we use different asphalt than the city. We have not been sued by anyone the entire time I have been with Drakes Pond, we have gone to court over non-payment of rent but that is us taking them to court. Each year the Housing Inspector comes out for a very detailed inspection of a number of our apartments, he checks out everything and sees over 100 apartments picked at random. We choose to only accept the total amount of rent for each apartment because we rent per apartment not per bedroom and that is our policy. Like in other reponses, we are not perfect, we try and there are always things that we can improve on.
