I know who these people are and they are nuts. The Manager is really cool, the only reason these people are mad is because they got complained on all the time for the nasty dog poop smell coming from their apartment, they have these 2 nasty smelly dogs that they never take care of, while they go to work they would leave these poor animals on the balcony, one even jumped off and tried to run away, i really couldnt blame the poor thing. Tina doing drugs is just crazy, she's like a mom to all of us and would never condone that so thats just crap. There were a few of us that got leaks from the siders that came but we all understood and waited our turn to get ours fixed, maybe if your dogs werent so mean, they may have been able to take care of yours to, every time you walk by these peoples apartment, their dogs would act like they were coming through the door. I would have to say the most discusting thing ive seen is the bags of dog poop these people would leave in front of their door because they were to lazy to walk to the dumpster like the rest of us. Go ahead and put all your stupid pictures up, the nice, clean people of Peppertree are thrilled that your gone, now we dont have to listen to the barking and dont have to smell you anymore. If 90% of us hated it here you moron, we wouldnt be here. We love Tina and she loves us and if you believe any of these wierdo's crap then you will be missing out on a great expieriance.

I wrote the last review, titled "Good Complex," before this review was written. Just to clarify--since "mykzoofamily" seems to imply that my post was written by the staff in his or her nonsensical rant--it was not; my post is 100% from the perspective of a tenant, albeit a relatively new one. I haven't had any problems at all since moving here in August, other than the small stuff that pops up at any older or semi-older complex. I also agree with the other poster above that Tina doesn't seem to be the type to do the things suggested or be two-faced. I feel that I'm an astute judge of character, and mykzoofamily's post reads like bitter nonsense. As I state in my review, the only issues I've had are typical and not uncommon (a little bit of noise from the upstairs dog and lighting could be better). That's it. Overall, it's a great place for the money. I'm happy to read the response above from a tenant whose been here longer!

I have read all of these posts and honestly it is all BS. A tenant lived here and hated it, they gave their perspective of the events. Then the property manager has written all of these other posts along with her family to make herself look better. All of these posts are from the persons perspective, and a lot of facts. This property is old, the maintenance staff does take forever to fix anything, the property manager does talk about other residents, no one cares here so they do leave their trash out, dogs do smell and have accidents... If you want to live here you should talk to people who live here, knock on a few doors in the different buildings and ask for the FACTS

Ive lived at Peppertree now for almost 12 years and can say that all the things written about the community are complete lies. I also think that people should knock on doors to see how they feel about this place because I guarantee that people will have nothing but nice things to say. Everyone loves it here and alot of us residents hang out with each other.Every year Tina sets up all sorts of fun activities for the residents including a yearly picnic.They also have parties for holidays and contests throughout the year.If you spent five minutes with Tina you would know that she does not do drugs and whoever wrote that has no class for personally attacking someone like that. If you have a problem with a property fine but to personally attack someone is low.Whoever you are us residents are glad that you are gone because we dont want people like you ruining our happy community.

I am afraid that the very un-eloquent rantings of the irrate tenants is nothing but an opinion formed from their own faults and negligence, and not of Peppertree's staff. The maintenance guys are limited to two, and with 70 apartments to tend to I would think it can get crazy to address every little issue. But, when they do fix things (which is always in a timely manner) they do a nice job, and you don't have to see them again. The worst that's happened to me is a closet door came off track. Otherwise I am very pleased...with both my apartments. I have lived in a one bedroom, and a two bedroom and both are very nice. As to the comment about the siding, it is a very invalid point as the tenant mentions the contractors. How is it the Peppertree staff's problem if the contractors don't do their job right? Yes...there have been some leaks, but they've all been fixed. Maybe if said tenants didn't have an overly aggressive dog then their problems would have been solved. Also, as far as Tina goes, she is an amazing property manager. She is like a mom to all of us here. She is very professional, and I consider her a good friend. I associate with her on a very regular basis, and I have witnessed her working with residents and future residents alike. She has a genuine personality that doesn't shift. You do get what you get here, and what you get is a good home with good neighbors and a good staff to help you out and be your friend. Tina loves every dog that walks through her door, so to say the things like, "If she doesn't like you or your dog..." is completely un-necessary. If anything, the residents here are happy that the original complainers are gone, or are in the process of leaving (as their dogs are still here being neglected, which may be a reason why the one is really aggressive). My personal qualms with them is that they did all their laundry and left it there for days! I have had to remove their wet laundry from the washers and set it aside so I could do my own laundry. I am not kidding, it was probably a week before they picked up their laundry. If anything, these residents didn't respect the property, the staff, or the other residents. Basically these people are out to cause harm because they have nothing better to do with their lives. If they really had a problem, and were courteous, mature individuals, they would have left silently without spreading these false rumors. This is the fifth or sixth response to this complaint, and I think there is evidence to prove that they are just blowing a lot of hot air and have no credibility. By the way, their facebook group doesn't exist. So guys...if you're looking for an apartment, come take a look here. It is so worth it.

I have lived at Peppertree for 7 years and know Tina and her staff well. I dont know what mykzoofamily's beef was with Tina but let me assure you as a friend and long time tenant here, she does NOT smoke pot, thats just rediculous and she certainly doesnt gossip. I stop by the leasing office 2 or 3 times a week because Tina is so warm and welcoming, we have great conversations about many things but she never talks about other people here. This is a great place to live and we all feel like family, I bet the original poster got evicted and thats why they are mad, if i were Tina i would take them to court for slander. We had a leak in our apartment to from those siders but knew the repairs would be done as soon as they were able to get to it, they did a great job and got it done fast. One of the comments posted in a previous post talked about the dog poop bags in front of the original posters door, I live in the same building as these pigs did and saw the bags all the time to, it was gross, you could smell the piss and poop in their apartment and on them when they walked out of their apartment. Their comments are unfounded and none of the tenants here will believe any of it so take your lies and shove them.

I have lived here for 2 years and I own a large dog. I agree that the gossip gets really crazy but at the same time it gets very easy to avoid. However, a lot of the gossip does NOT come from the office manager but certain residence at the apartment. Peppetree is considered to be a dog community and dog owners get to know each other. Some owners love their dogs and enjoy telling stories while others use it as a gossip session. I found it very easy to filter out the gossip group versus the animal lovers group. I know who these people are and they both are ones I learned to avoid.
I do agree with the windows being way to leaky, however, how do you expect maintenance to fix the issue with you living in the apartment? Also it has nothing to do with the Office Staff nor Maintenance it has to do with the Management Group that OWNS the grounds. They can't do anything unless the Management Group okays such a large job.
Also, one of my friends / neighbors literally head their roof collapse on them because of the horrible siding job. I was present at the time and it looked like a bad situation at first but my neighbor gave the maintenance a call at 2 am in the morning. They awoke came down to look at the damage and paid them for hotel rooms for a few nights as they fixed the collapse. They also paid for their laundry to clean the clothes and sheets and on top of that rent for one month. If you call that bad service and not caring then I don't know what is!
"The Peppertree Lake" does exist, however, it doesn't get anywhere close to "A couple of feet deep" there is also no way that these people's dogs could have swam in it as the one of two dogs they owned weighed in well over 80lbs. I own a vehicle that is extremely low and have no problems navigating through the puddle during a heavy rain. The drainage isn't the best at that entrance but this spring the maintenance crew did look at it to create a solution.
Overall, the original posts are highly irrelevant and untrue. I for one am glad to see the couple from this original post leave the apartment grounds. The original poster(s) were part of what I called "The Gossip Crew" so they are being highly hypocritical in that aspect. The maintenance here is more than excellent and deal with the issues with lightning speed for a group of only two guys that are expected to do EVERYTHING. The apartment manager does live on the grounds and she cares about each and every resident that lives on these grounds. The Peppertree staff goes way beyond and has exceeded all of my expectations. Don't let these people fool you.

I honestly do not even know where to start with this. I guess I'll take it piece by piece. -----
Tina - If it were not for Tina, I would have probably had a lot more emotional breakdowns. I'm a college student whose close-knit family is an hour away, and between 2 jobs and a full schedule, I rarely get to see my parents. Tina has held me when I've cried, listened to my problems, and been a mom to me when I needed one more than ever. I could never explain how important she is to me, and how many times she has gone out of her way to help me as a person, not just a resident. When my boyfriend and I have had car problems across the state, she and her daughters took care of our animals with no questions and a happy heart. When I need to send a fax or haven't eaten or whatever the situation may be, I can go to her office and she'll help me send paperwork, make copies, and even feed me. She has a heart of gold, and we love her dearly. She is a professional manager with a genuine personality, a caring and responsible parent, and a wonderful human being who would bend over backwards for anyone. -----
Rent - Tina cannot and does not guarantee rates for rent. Group 5 Management controls this, so if they have to change rates, she carries out their directions. This is out of her control, and frankly $10 a month really wouldn't make that much of a difference. -----
"Peppertree Lake" - The entrance floods when we have heavy rain. So does every street in Kalamazoo and Portage, and this past season, we've had more flooding in South and Western MI than we have in a long time. Rivers overflowing, putting roads out of commission. . . While our drainage system could be better, the water has NEVER been deep enough for a dog to swim in it. This is a gross exaggeration. -----
Leaks - Everyone has had to deal with leaks of some kind - these are older buildings, and we've had a lot of rain this year. We also only have 2 maintenance men, so they have their hands full every single day. Our siding was redone by a company chosen by Group 5 Management, NOT Tina, and they didn't do a good job. Our poor guys are expected to fix these things, which is ridiculous, but they try their best. Between the mounting garbage and leaving their large aggressive dog home alone VERY often, I wouldn't expect the maintenance guys to tackle that job. ----- The Peppertree Staff goes above and beyond the call of duty for the residents here on a daily basis. For instance, last winter, my dog and I got locked out of our apartment during a snowstorm. One of our maintenance people drove 45 minutes in a white-out to let us back in at 3am. He didn't have to do that, but he did, because these are the kind of people who work here, people who care about others. I love the community atmosphere of Peppertree, where people from all walks of life can live together in a friendly place that loves animals and treats every resident like a friend. -----I just don't understand where all of this came from, and I can't rave enough about living here. The only complaints my boyfriend & I have had in our 2 years here is the people who choose to gossip and make others' lives difficult, which are few and far between. We love Peppertree, we love the staff, and we love our community. If the posters don't love it, then I hope they enjoy their new place.
