Where to begin'
You should do everything possible to get a unit as close to the clubhouse as you can. The units in the rear of the property are neglected, poorly maintained, and often dirty compared to those that are within sight of the clubhouse.
The interior of my building is slightly less dungeon-like since the staff turned over. It's still cob-webbed ridden, out-dated, and water damaged in our hallway. Hallway doors are open to anyone who feels like coming in. Our's is a ground floor apartment so whenever there's a heavy rain our "patio" which is really a 3.5' foot deep concrete lined pit, becomes a swimming pool. The entire apartment is about 3.5' below grade. I can't believe anyone thought this was a good idea. When this first happened I cleaned out the drain myself instead of waiting the 2-3 days for maintenance to get to it. The apartment across the hall completely flooded once, with water seeping out into the hallway. The tub in one bathroom occasionally vomits whatever is in the drain back into the tub. It usually does this very late at night, so keep some bleach handy for early morning showers. The sink in the kitchen clogs easily and it took management about 4 days to get to it last time I reported it. The air conditioner either clogs it's drain line or freezes over causing the compressor to run non-stop with no drop in temperature. Management had to fix it twice, but it was effectively repaired the last time they came in. Move in is an unbelieveable hassle made torturous by the crenelated towers that are the hallmark feature of the building. The brickwork of the tower extends into the hallways about 1' on each side. This, combined with the rail for stairs, makes getting any large-ish item into or out of the apartment hell. The air conditioner constantly rattles, there are no cable or internet hookups in either bedroom, cabinets should have been replaced about 10 years ago, and one shower is so small you can barely turn around in it, much less dodge the incredibly hot water that comes out when anyone in the building flushes a toilet. The kitchen floor feels as if you will break through it into whatever is below everytime you walk on it. It feels like a trailer floor. Management will not sign for a package, so you'll have to make other arrangements.
Get a cat if you're on the ground floor. This winter has driven the mice inside quite effectively. The cat has kept this under control well enough, but has caught 5 we know of since she got the first one.
On the plus side, utility bills were manageable when the AC was working correctly. Our neighbors are mostly quiet enough, but management has either kept our floor open for just about the entire year, or just can't rent out any other units on our floor. Parking is ok, if unsightly, and we've had no problems with either parking or security in the lot. Rent is decent for a 2 bed 2 bath of this size. I hadn't heard about the dead woman in the yard.
In short, I've lived in worse. Management generally seems to want to help, but I suspect the age of this complex causes quite a workload for the maintenance guys. They may take a bit to get to you, so be a bit patient.
