Do NOT rent from these people. I mean it!!! Maintenance is good, the apartments are roomy but they are COMPLETELY unreasonable. We have paid on time every time for years. I have an unexpected expense, contact them, and tell them we are going to pay on the 15th (with late fees of course). Their response''' They send out a demand for nonpayment of rent (dated on the 2nd!!!!) that says pay up or move out in (are you ready') 7 days! I have lived in many apartments in my lifetime and have even talked to a lawyer about this and neither he nor I have EVER heard of an apartment sending these out on the 2nd of the month. It's beyond ridiculous. I have had other issues with management as well. This isn't the first time. This is Michigan for goodness sake... At least give people once or twice to be late before calling in the dogs.
Also, they charge for water. Not what you would be charged from the utiity company ($10 or so) but $40-$50. This is a huge overcharge and in addition you are connected to the water of your neighbors and they they split it. So guess what' if they have a washer and 6 kids and wash 8 loads of clothes a day and you wash one or two loads a month' Yep, you still pay half.
Overall, you will be paying way more than you expect when you sign the lease and management is beyond rude. Oh yeah, they will be nice when you are signing the lease but that's the last time you will see them smiling :0(

Due to fair housing guidelines we are required to send out non-payment notices to every resident who has not paid their rent in full by the due date which is the first of every month. It is a State of Michigan Non-Payment notice and it states if you have not paid in full or vacated within 7 days your file will be sent to our attorney who then files it with the court.
The water in an apartment building is metered by Lansing Board of Water and Light. It is on a boiler system so the building's usage is divided by each apartment based upon how many occupants you have. For example if you have 1 person living in your apartment you are billed for 1 person's usage. If there is a family of 3 in the same building they are billed for 3 persons usage. So the family would pay 3 times what you pay as long as they have listed all occupants. So you are not paying half of the water billed. It is split depending on how many occupants are living in your home. 6 Kids would not be allowed in an apartment because occupancy standards only allow 2 persons over 24 months of age per bedroom. This would mean a maximum of 4 persons in our apartments.
We have to inform people what policy is on their lease agreement and often in cases of non-payment it is not what our residents like to hear. We apologize if you felt we were rude, but we must hold everyone equally to their lease agreements and cannot make special exceptions even if it was your first time being late on rent.

Hmm....really? Can you show me that in writing. The lease says it's a late fee and does NOT say anything else. Sending out notices? YES, but not on the second of the month. You can justify it all you wat but it is not nor should it be, common practice in the rental industry. Call around, I have. Go ahead - call attorneys or other apartment communities. You can justify it all you want but I hope you have an emergency come up... As for the six kids thing, that was a joke - an illustration of the stupidy of the policy. Very few apartments even charge for water, let along such outrageous rates.

wow...maybe if people paid their rent on time they wouldnt see this as a problem. I dont blame them for reminding you that you havent paid your rent yet, there is a reason that there is a DUE DATE on rent. Anyone who feels they need to complain about this needs to get their finances in order, in my opinion.
