Happy06 and --anonymoushit the nail on the head, I found the 2006 management regime, er, team, to be a disaster for people renting here. Like --anonymous-- said, I have found her to be all smiles so long as things go her way, but shell turn on you very, very fast. Take my case for instance. I rented there for several years, referred other renters to the complex, never complained about other tenants, never was complained about. Never a late payment, etc, etc. We recently moved out and then found that the manager took it upon herself to fine us many hundreds of dollars for a completely bogus charge. She would have none of my persuasive arguments to just let it go, saying that there was nothing she could do, that "itwas just business". OK, fine. Since this was "just business" I sued Runaway Bay Apartments in small claims court. Surprise, surprise, 2 months later some "higher up" from Aimco settled my case out of court giving me full damages and an apology.

One more thing. I have heard from highly reliable sources that regardless of how good of a renter you were, Runaway Bay will *never* give you a positive reference if a future landlord calls them. All they do is verify your period of residence and (I think) payment history. They apparently won't provide comment.

With better options nearby, why would anyone rent here' Well, judging from their current vacancy rate, nobody IS renting there anymore. Don't fall for the bait & switch.
