If you have chosen to aplly for an apartment here, do not pay holding deposit until you have read carefuly the lease sample. It may have surprises for you: monthly rent is not fixed!
When we found out about the Springs Apartments, we thought that it was very good choice. Montly rent was $730, or $705 with summer discount, for two bedroom. The rent included heat, hot water and other utilities - you'd never find anything like that in the nearest area. So we decided to apply - our application has been
easily approved, we paid our holding deposit and we were waitng for the moving date.
Our mistake was that we didn't enter this site to see other people reviews on the
Springs: we thought that could rely such a big company as Edward Rose. Another mistake was that we didn't ask for a lease sample.
Surprises started afterwards. When applying we were made to sign a statement that we agree for them to increase monthly rent by $20 if they change the unit carpet. They assured that it's not going to happen, as our carpet was OK. But 10 days before moving in they called us and told that changed the carpet and the unit price raises by $20. This was nothing yet, as when we went there to sign the lease and move in,
new surprise was awaiting us. The lease was containing a paragraph according to which they kept the right to increase the monthly rent, if utilities, property tax or owner insurance premium increases. The monthly rent was not fixed! Taking into account the moving expenses and the fact that Spring is inconveniently far located from all big Southeastern Michigan centers, there was no any further meaning to move there. Low price was a "free cheese" that exists in mousetraps only.
So we refused moiving there and stayed in our current apartment complex.
As a result we are going to lose our holding deposit, but we do not regret. This is an old complex, where it depends a lot on maintenance. Based on the reviews in this site and how negligently and spitfuly we have been treated by the leasing office staff in the move-in date, we were going to move into a hell. This review is for a prospective applicant: if you have entered this site and read this review, DO NOT PAY YOUR SECURITY DEPOSIT UNTEL YOU HAVE RECIVED A LEASE SAMPLE AND READ IT CAREFULLY. YOU MAY FIND SURPRISES FOR YOU THERE.

Obviously, you should have an attorney read over a lease agreement before you bind yourself to it. Reading over it yourself often leaves room for error in interpretation. If you have signed a lease agreement with a set rental rate, the rental rate can not be changed until after the ending date of the lease. Now notice I said 'lease agreement', not application.
