I lived in The Springs for 2 years. The sales people are wonderful. Once the lease is signed, it's all downhill from there.

Here are just a few examples of what I've experienced. Believe me, there are many more:

1) Following an initial walk-through, immediately before signing the lease, I asked about the condition of the apartment's carpet which was cut wrong by the installer,fraying in the corners and stained. The rep said that the apartment didn't warrant a new carpet, but I could have one for an additional monthly fee. I was assured the stains would come out when the steam cleaned it though. Well, they didn't and when move out time came, I was charged for the stains left there from the previous tenants, as well as new stains that came about when the upstairs apartments dishwasher burst and the water poured through my ceiling.
2) Speaking of the water flooding through the ceiling, I was accessed the cost of the damage it did to my dining room ceiling at time of move out.
3) Oh and more on water...the bathroom ceiling was in a constant state of peeling and had numerous cracks caused by the upstair's apartments bathroom overflow. This was fixed once (after waiting for quite awhile) but never fixed again.
3) Approx 3 months prior to lease expiration, I attempted to cancel my cable tv service because rates had increased. One by a letter that I sent with my rent check and when that was ignored, by phone twice. The Springs, which manages the cable system, wouldn't honor my requests and continued to charge me cable fees. My refusal to pay for these fees, as well as the ones relating to the carpet stains, resulted in them sending my account to a collection agency. This is after the main office in Farmington Hills assured me that all was well and came about 8 months after the fact.
4) Even though I would personally mail the rent check at the Farmington HIlls Post Office where The Springs has a PO box for handling rental checks (they won't accept them in person at the onsite office), I was accessed a late fee on more than a couple of occasions. It's important to know, that I took these checks at least 2 days prior to the first of each month, when the rent was due. The Springs did not cash the check until after even the "grace" period, resulting in additional penalties. I've called a number of times regarding their 'policy.' The only way to assure that they are forced to admit the envelope with the rent check arrived prior or on the due date is to send it via registered mail, at an additional cost.
5) Upkeep is terrible. Gutters falling, disabled cars littering the lot, overflowing garbage containers, bulbs burnt out in stairwells, ice in winter, dirty, smelly lakes, mosquitos...you name it--the complex has it.

I agree; I too have been sending in my cheques, on a timely matter, but on several occassions, have been invoiced a late fee of $40. If you don't pay -they report you to the credit bureau. What a scam!
