River Oaks is a beautiful place to live. Probably the nicest apartment complex in Oakland County. Mature trees, nice landscaping, a river running through it, the peacefulness of nature. Maintenance is prompt and knowledgeable. The office staff is friendly as long as you don't ask them for anything that's not written in the lease contract. If you ever pay your rent late - if you forget, are out of town, sick, have to respond to an emergency - watch out! Management will slap an eviction notice on your door within 1 week, charge you a 10% late fee, and make you pay back any promotional rental discount they gave you! All this without ever getting a 'friendly reminder' phone call from them. Your living contract here is strictly enforced. There are no exceptions to policy. There is no forgivesness. Maybe if you die.... they may not charge you a late penalty but I'm not so sure....

I'm wondering why you should get a "friendly reminder"? I've never lived at this complex, but you sign an agreement for a reason. You have to pay your rent when you say you will pay your rent. And also, why wouldn't you read your contract carefully before you sign it?
It's responses like these that make me realize I can't look at sites like this and expect to know anything about a potential apartment complex.

yes you should pay your rent on time, but you would hope that if circumstances arose that you may not make one on time that your apartment management company might be nice enough to at least not evict you posthaste for being late without at least asking why and possibly trying to work out a compromise. Eviction followed by telling you to repay any discounted specials -that's a little harsh!

An eviction notice after 10 days? I'm pretty sure that violates MI renter protection laws. Either this is an exaggeration or you were unaware of your rights
