I have had a roof leak since I moved in on the 17th of August in 06.They have tried to fix the problem 4 times.The first time my ceiling caved in and I had to live in my living room for a month while repairs were made.The landlord at that time gave me half off my rent.Since then we have a new landlord and he's been trying to deal with the problem but no roofers have been able to fix the problem correctly so it still is leaking.He has offered me another apartment but so far we have not come to any agreement on how much he is going to take off my rent for the hassle of moving.Other than that the apartment them selfs are not bad if you don't mind doing things yourself.I don't because I know how and it gives me more freedom to be creative but don't count on reimbursement unless you work out some type of deal with him prior.I have 12ft ceilings and everyone that comes over loves my place.The laundry rooms are the worst part of this whole set up.They are in a basement and look like hell.Thats the worst part.The parking lot has room but its in pretty bad shape and should be replaced.The pool is the nicest part of the place and is my favorite.So far all the tenants that I've met are very friendly and I even met some new friends.The key here is the rent is fairly cheap so you take the good with the bad.Its also about a mile and a half from downtown Royal Oak which is nice for cabbing it.Costs about 7 dollars to get there.

The guy that owns your property is an out of state slumlord. ( he lives in New Jersey ) I have the address if you need it. The brick wall in the parking lot fell on my car and did over $2,000 in damage. I couldn't get him to respond to my claim either. I have deducted my insurance deductable from my rent. You need to call the building department and tell them your problem. They will probably contact code enforcement and issue him a violation. It is the lanlords responsibility to keep the apartment in an acceptable state of repair. You need to start holding back some of your rent untill the problem is fixed. CALL THE CITY OF ROYAL OAK TODAT!
