I'm kind of surprised at all the bad reviews here about Woodland Gardens. I've lived here for three years and while I don't think it's amazing or anything, I think it's a pretty nice place overall.
I'm moving out because when I first moved here, I was unfamiliar with the area and thought I was going to be living in downtown Royal Oak. Turns out, though WG is technically in the Royal Oak zip code, it's like a 7 or 8 minute drive to downtown Royal Oak.
Anyway, I think the complex is pretty nice. I have a 1 bedroom apartment and it is very spacious, and everything in it seems pretty new and well maintained (the bathroom, kitchen, etc., and I don't have one of the 'upgraded' kitchens). When I first moved in there were some lumps in the dining room floor, and they promptly put a new floor down for me and it was done by the next day. They also put in a new carpet at my request.
The two times I've had repairs needed, they came the same day and fixed it.
I don't hear neighbors through the wall, except very occasionally music (like once a month). I'm on the top floor so I can't say whether you can hear the people above you, though when I asked the people below me once they said they could hear my cat running around (!).
Someone else mentioned something about the doors being broken. That happened in my building as well (or maybe it was the same building). Both of the doors to the outside have been broken on a few occasions since I've lived here, and for some reason, those usually take longer to fix than the in-apartment stuff.
The grounds are very nice, and well landscaped with flowers in the spring. There are lots of nice courtyards, but unfortunately there are no benches or picnic tables or anything, so you can't really make use of the courtyards, which is a shame, except all the kids playing during the summer. Other than the kids, the courtyards are totally empty which is a waste.
The pool is nice... though it could stand to open earlier in the season and stay open later. It's frustrating when it's May and really hot and sunny and the pool isn't open yet.
I never have a problem parking. I usually get the same spot right near my apartment, though by nightime usually all the close spots are full and I'll have to park further away. The parking isn't covered though, which means lots of snow on your car in the winter.
I have to agree with another reviewer - one VERY annoying thing is that people will come to mow the lawn and trim the bushes etc. WAY too early in the morning, and the noise is pretty intolerable when you're trying to sleep on a Saturday morning.
I like the fitness center. It's small, but nice. There are two treadmills and one of those eliptical stepper type machines. There are also two bicycling type machines, and then the general weight lifting machine. There's a soda machine (that also has bottled water) and a TV with cable and a remote so you can switch it around while you're working out.
Laundry - there is only one washer and one dryer per building, for 12 apartments, this isn't very much, so that's kind of annoying. The machines are run with a card that you deposit money onto.
Anyway, there are a couple things I've mentioned that have bothered me, but overall I've been happy here and find it a pretty nice place to live.
