Exorbitant Late charges and Poor Customer Relations

While the apartments COULD BE nice, the company that currently owns this apartment complex is completely ridiculous about late charges, and seems to be too cheap to hire proper security or apartment lockout services.

On late charges--If there is a weekend or holiday when the rent payment is due and the office is closed (by the 5th of the month), and you turn in your rent payment the following day (on the 6th) when the office is open, not only do they not accept your check for payment, but they force you to head to the bank to get a certified check, and they charge you an extra $75 late fee on your rent, and wont even accept your rent payment until you pay the extra $75 by certified check. I don't think this rental company understands what good customer relations mean, since I thought I would love my apartment, but when this happened to me, I was immediately disgusted with the entire approach of this company, which does not seem to care at all about positive customer relations. I was basically happy with my apartment, but was quickly turned completely sour to the management company that owns these apartments.

So even if you are a perfect renter in every other way, and have always paid on time, know that if you make one payment on the 6th of the month, you will be treated like a stranger, will have your personal check rejected, and will be forced to pay out an extra $75. There's nothing so bitter as being treated like a nonperson by the folks who own the place you live in. And if you question this approach, the management says they're simply following the company rules!

On lockouts--If you accidentally lock yourself out of your apartment over the weekend or at night when the office is closed, there is absolutely no maintenance service, security, or anyone else to help you out. You are forced to call a locksmith & pay the $100 fee for a locksmith (if you can find one) to come by to get you into your own apartment, because this rental company is too cheap to hire either security or maintenance service to deal with lockouts. Put this all together, and what do you get' --Apartments that COULD BE very nice, but without security, without lockout service, and with miserable treatment if you are one day late on your rent payment.

If you don't mind any of these things, than by all means, come on down to Fairway Trails!

And as another person mentioned, the public spaces of these buildings are poorly kept. Sometimes the carpets in the public hallways are not vacuumed for several weeks, there are large stains in the carpet that have not been touched for over a year, and holes in the walls of my building were open for months before they were minimally repaired, in a very cheap way, since you can still see where they were simply filled in with putty....

Overall, this rental company treats its property and its renters as if it is too cheap to take proper care, and doesn't care about losing good renters because of its poor customer relations and lack of security.

This is really too bad, since as others have observed, these apartments COULD BE really a nice place to live if the company cared enough to address these serious issues. But as currently managed, I can't recommend this place to anyone.

Honestly about the late payment, that's relatively cheap. You're going to find that no matter where you go, and 5 days is pretty lenient these days.

It sounds like the payment was due the 5th day, not that the tenant was given 5 days grace period, so for them to charge $75 the DAY AFTER is a little ridiculous, especially considering the length of time rented and good payment history.
