I have lived here since January of this year. I moved up here from Crystal believing that Coon Rapids would be a quieter and safer place to live. AT first glance Baneberry Estates is not that bad. Our apartment comes with a garage so for 825 a month it didn't seem to outrageous. Factor in gas, electric and the fact the only cable/internet provider that you can have is Comcast(unless you have satelite) and the intial appeal quickly vanishes. I have not utilized the amenities much. The party room looks uninteresting. The fitness room is full of decrepit machines and I wasn't aware there was a sauna until I visited this website. The pool is okay but dirty. Overall the grounds aren't that bad. There are a few bits and pieces that need attention but not bad otherwise. The only grills are around the pool and there are only two and they are gas. You can't grill on your deck but that is a state ordinance. It does suck that there are not more grills in the many common areas of the grounds and if you want to grill with charcoal you have to do it in one of these areas or in front of your garage if you have one. As far as safety goes I have never encountered any problems knock on wood. I have a garage that keeps y car safe but my room mate parks in the parking lot and she has never had any problems. I like the maintenance man he has always been helpful to us. At times he appears slow but from what I have read here he is probably busy fixing stuff irresponsible people have broken. As for the one review that says he is terrible and about how they talked to him about fixing their stuff and he didn't, come on. If you were one guy with 90 apartments and the grounds they are on to maintain you might forget a task swome random person asked you to take care of to. Management recently posted a sign that all request must go through the mand not through him. The only other bad thing I think is that you have to have the carpets professionally cleaned upon termintation of the lease. That being said the person who posted the review that said they had to pay for the carpets to be replaced must have left one hell of a stain. Overall, this is a decent place but not one that I would stay in for long.

Paying to have the carpet cleaned is pretty standard for apartments. Everything else you said sounds like the experience I had. It served its purpose but there are better places to rent.
