My boyfriend and I are about to sign a lease for a place in Southfork and I would like an opinion. I feel the reviews are pretty straight forward, but I feel that sometimes people are unhappy with one thing and so the find bad in everything. Is it really as bad as everyone says' Just a few questions and I really appreciate the help! Thank you!

I got my full deposit back from Southfork. I never once had problem with the mamangement. They even let me pay late twice (when my father dies) even though they had every legal right to kick me out. I moved to one of the other townhome providers in the area after my rent got too high. I think you should look at reviews for other places in the area thats what helped me. You will soon realize that most people that rent aren't very happy. My advice to you is get in at a place when it is cheap and save your money and buy a house. Wish I would have done that a few years ago, wouldn't be stuck in leases and unhappy. Southfork is one of the better places that I have lived in. I might even move back once my lease is done here. Oh and the other reviews say bad things about Ann and she is really a nice lady once you think about things from a legal point of view.

I lived at SF for five years until we bought our own home last year. I've got no dog in this fight any more, but here's what I consider a fair answer to your question.
The truth about Southfork is that it's not 100% bad and it's not 100% great. There are some nice things about SF; they keep the common areas looking nice, the location is great, management generally leaves you alone to do your thing, and the neighbors are no better and no worse than anywhere you are bound to rent. For what you need, there may be better places in Lakeville, because lord knows the rent at SF is super high, like they figure the higher the rent, the higher the quality of person who will rent there. Not exactly true, but not totally false.
It is important to note that the business model of SF requires that they try to get as large a deposit out of new tenants and then do anything they can to retain the full deposit at the end of the lease, plus damages, real and fabricated. It is of the UTMOST IMPORTANCE if you choose to move to SF (and anywhere else, but from personal experience, especially SF) that you fill out your "move in" inspection, remit it to the Office and keep a copy in your files. Take pictures and keep them in your files. When there is a maintenance problem, take pictures and keep them in your file. Put everything in writing AND KEEP IT IN YOUR FILES. And when you move out, have the place professionally cleaned, take pictures, do a walk-through with Management and be prepared to go to court to get your deposit back.
Apartment/townhome living means you have to be the very best neighbor you can be, and be patient and tolerant of those around you. SF is not a luxury townhome complex by a huge margin. But it's not the worst you could do, either.

I suggest you look elsewhere. There were things wrong when we moved in and when asked to have it fixed they did it half assed and my fiance ended up fixing it. We had very rude and strange neighbors who were both felons in the past who spent time in prison. The only reason I know this is because I paid to have a background check done on them. Obviously SF does not do background checks on people. Now I'm not saying that everyone is like that at SF. We were just unlucky and had the goofy ones living by us. We spent 3 hours cleaning our place and didn't get any of our deposit back and we got a letter saying we owed $65. Well needless to say they are not getting another dime out of us. Our washer and dryer smelled like mildew and nothing was done about it. I had a collector plate fall off the wall because they decided to go and jackhammer the sidewalks without letting us know. It broke into pieces and I was never reimbursed for that which was a gift from my mother and is irreplaceable. Constantly were being looked at at night by the one fat maintenance guy through our windows at night. That was creepy. And Ann is not as nice as she comes off to be. More like a backstabber along with the majority of the other staff. Some of the grounds keepers were very friendly. All I can say is look elsewhere first. I'm glad were out of there. We were lucky to get out and find a house for rent for alot less money and alot more room. Oh and if you have a dog be prepared to pick up after everyone else's dogs too. I complained about that too and nothing was done about. Instead I got a notice saying I needed to pick up my dog's poop. Now all I have to worry about where we live now is picking up after my own dog and no one else. Well good luck and hope you find something nice. FYI there's a nice house for rent in Minnetonka for $900/mo. There's 3 car garage and I believe it's three bedroom with central air. It's in a very nice location on Highwood drive right off of highway 7. It's behind Davannis and it's really quiet and wooded back here. And the neighbors are very nice. We've been here since January and haven't had any problems with anyone. Just thought you should know.
