I have lived in 1301 for two years in 1 and 2 bedroom units. I think some of the reviews here are a little overboard in terms of complaints; the management has been pretty friendly toward me and I haven't had any real problems, other than that they've been giving far less than 24 hours notice before showing/entering a room.

The units are nice since the building was built in 2005, and the walls are good at isolating noise from adjacent rooms. Parking is good; the underground parking is especially nice in the winter. The internet connection is fast but is occasionally down. In my opinion, the location is unbeatable in terms of its proximity to campus, which inevitably will drive up the rent at this place. The higher floors have outstanding views of Dinkytown or the downtown skyline, depending on which side you are on. All utilities except electricity are included in the rent price.

Some of the stuff in other reviews is accurate, but overblown. There used to be a lot of loud parties and tenants' guests would go through the halls screaming, destroying the property, or just making general noise at odd hours of the night. The rooms have good noise isolation between them, but it's very easy to hear people out in the hall, so this was a major pain. I know there has been an effort by management to cut down on the amount of noise and annoyances, and I can say I've definitely noticed a difference between this year and last year. There is still the occasional loud group in the halls but it's gotten a lot better to the point where I basically don't have any complaints about the noise.

In general, if you can afford the higher price of rent, I think this is one of the nicest places to live with one of the best locations possible, and so in some sense you get what you pay for.
