Pros:
- Affordable rent.
- All utilities included in rent.
- Convenient location to downtown and uptown.
- Great views from upper floor apartments.
- Rooftop deck access.
Cons:
- NOISE - This was the noisiest place that I have ever lived. The walls are so thin that it is noisy even if you have considerate and quiet neighbors. The worst is that you hear everything from your neighbors bathroom in your livingroom, it is absolutely disgusting. You get to listen to your neighbors urinate, sneeze, talk, have sex and listen to tv and radio.
- Heat - The heat was not turned on until well after the weather got cold and it was turned off well before it got warm in the Spring. Additionally the heat was out for days at a time during the winter and a note would be posted on the office dorr indicating that it was being "worked on" which isn't much consolation when its 40 degrees in your home.
- Package acceptance - The office accepts your packages if you are not home, which at first I thought was a benefit, however, the office is so irregularly staffed that it may take weeks for you find someone there to be able to pick up your package. I finally asked them to stop accepting my packages because it took too long to get anything.
- Kitchen storage - I had no drawers and only two small overhead cabinets in my kitchen. I didn't even have enough room for dishes let alone any food in the kitchen. I had to buy a cabinet and keep it in the livingroom to put my food in.
- Parking - The parking in Loring Park is very bad. It is nearly impossible to find street parking. Parking is available in the building, but it is extremely expensive and the parking lot has a lot of large cement posts in it, so depending on how other people park, you will not be able to get your car in or out of your assigned spot.
- Elevators - The elevators are frequently out of service, which is really a problem if you live on one of the upper floors.
- Bills not being paid by landlord - The landlord is responsible for the utilities, which is scary in this building because shut-off notices are frequently posted on the building doors because the landlord does not pay bills. Luckily I don't think the utilities were ever actually shut-off while I lived there, however I wouldn't be surprised if the lack of heat for days during the winter was the result of a shut-off so beware.
- Security deposit - I had a lot of trouble getting any of my deposit back. They charged me very little for cleaning and repair, which was good because I left the apartment much better than when I moved in, however they charged me a pet deposit that they said I didn't pay when I moved in, which was not true, but I couldn't find my canceled check. They also charged me a $200 administrative fee, which was never explained and after several letters and calls to the management company I still have not been able to get this money back. After all the fees that they charged, I only got back $45 of my $625 deposit!!!
Overall, the apartment was the worst place that I have ever lived. I didn't even make it the whole year on my lease, I actually paid rent in two different places for two months because I couldn't stand this place anymore. I wouldn't recommend it to anyone.
