It's true, the walls are pretty thin ... and the I could hear the floors of the person above me creak loudly at night. Aside from that it was great. Meh - I have lived in two different apartments in the 2011 3rd ave building. The first was on the third floor and the second on the second floor. I highly recommend the third floor since it will be quieter. Yes you will hear people from time to time but its never anything crazy. The apartments are very old and you have to be ready for that. Check the Web for Complaints and Protect Yourself and Your Money - You better believe the long list they show you with all the fees when you move-out will not only be your security deposit but you will owe them a hefty bill. They will attempt to charge you over $280 to paint their apartment which they are suppose to do and cannot charge you. Don't get fooled By the Manager - This 1000 W. Franklin Ave at one time "Before the section 8 took over" was a Beautiful a worth renting from, but know it leaves much to be desired. Management is unresponsive and maintenance is poor. The external locks are difficult to get in and the heating is sporadic in the winter (5 nights woke up to internal temps in the 50s).
