The apartments are nice enough (for 40 year old apartments) and the broad lawn is popular for small children to play on. However, there are some drawbacks you should know about before you rent at Diamond Eight.

One is the noise. Traffic and ambulance sirens on 37th Ave, on the south side of the complex. Freight trains that run right along the northern edge of the complex. And the heavy diesel trucks on the west and a service road on the north. These diesel trucks are very noisy to begin with, but their drivers completely disregard noise ordinances, using the engine to brake, blowing airhorns, and routinely leaving the noisy engine idling all night long.

But the real reason I left Diamond Eight was because of the management. I'm not talking about the Resident Manager who sits at the desk in the 3200 building. No, I'm talking about the Property Manager whose office is at corporate headquarters. This is the person others have referred to as a dictator, and I agree completely. She is obsessed with her power and with getting her way, and because she wields the power, the renter always loses. She has no conscience or sense of regard for the tenants. She interprets apartment rules to suit her whim. She does this because she wants to, and she can get away with it.

I was an excellent tenant for years -- paid the rent promptly evey month, no loud parties or other objectionable activities -- the kind you'd think they would want to keep. But no, I went on their black list of undesirable tenants, ones they would get rid of. How did I know I was on their black list' I was suddently notified that they would be making a Sanitary Inspection of my apartment. Now, they have the right to make a Sanitary Inspection, that's in the lease. Ordinarily it would used only in the rare cases that a tenant has filth in the apartment that feeds insects or vermin. At Diamond Eight, however, it's used surprisingly often, and with a twist -- the inspection is actually a fishing expedition to look for violations of apartment rules. They keep inspecting again and again, month after month -- in one case I know of, six times -- until they have enough evidence to evict you (or convince you to leave before they evict you) as they have done several times in the past year.

I cannot recommend renting at Diamond Eight or any property managed by Kleinman Realty, unless you actually enjoy moving out when someone tells you to.

In response to the posting "I Moved Out," I would like to share my POSITIVE experience at Diamond 8 Terrace with all of you looking for an apartment. I am a current resident at Diamond 8 Terrace and my friend (of whom is looking for an apartment) came upon this web site and called to ask if the comments these former residents are making are true. In my opinion, and the opinions of several of my neighbors, they are not. We LOVE it here at Diamond 8!!! I have been a resident at Diamond 8 Terrace for a couple of years now, and there have been a lot of changes within the past year...positive changes. The common ares have all been remodeled with new carpet, paint and lighting. The staff is extremely helpful and willing to work with residents if they have a complaint or concern. They don't tolerate problem residents and will remove those people who are loud, disrespectful of the property and others that live here (in my opinion, the people that have wrote the negative things on this site are those that were lease violators and asked to leave). The Property Manager, of whom this person refers to as a dictator, has worked with me personally. She is all for working with the residents and making sure we are happy and satisfied with our home. I had asked about getting my carpet shampooed due to the condition it was in. Both the Property Manager and manager came out and inspected my unit. They approved the carpet to be shampooed, along with getting the apartment re-painted. I was extremely pleased and happy with their decision and then how quickly it got done! If you want to live in an apartment community where you can come home and the trash is picked up, the grounds are maintained in an excellent condition, the hallways are always clean, your maintenance requests are taken care of in a matter of hours or day, the staff is helpful and take care of problems right away and don't let residents get away with lease violations, then this is the home for you. You won't be disappointed here!

Well sure they were willing to re-paint the walls and shampoo your carpet for you, but guess what when you move out it's coming out of your deposit cause I was just notified that it's coming out of mine.

EXACTLY. So much for normal wear and tear. They are totally money hungry, sneaky and try to guage you on everything.
