Not the Best

My husband and I have lived here for a little more than a month now, and I can say that, while the rent is certainly inexpensive and the move-in rent credit is a nice incentive, this is not the best-run apartment complex I have ever encountered.

The units themselves are pretty nice: spacious with plenty of closet space. I was also pleasantly surprised by how sunny they are considering there are windows on only one side of your living space. Even our east-facing unit stays pleasantly bright during the day. I had hoped for a balcony, but you can't have everything; a balcony would probably block the sun unless you lived on the top floor anyway.

As far as noise, things aren't bad. You can hear your upstairs neighbors walking around, but that's no big deal. When your upstairs (or downstairs; it's unclear) neighbors flush the toilet, it sounds almost exactly like someone's running water in your shower; this freaked me out the first few times I heard it. Most of the other neighbor noise comes through the door, which is not as well insulated as the walls. When I am in the living room, I can occasionally hear my neighbors in their living room, but I still can't make out their conversations even though they're pretty loud when they talk. Overall, I'd say the noise level is average to good for an apartment building.

I'm sure most of our neighbors are good, law-abiding tenants, but it's the ones who aren't that you hear about the most. I have absolutely no problem living with neighbors who don't speak English well; it's the criminal ones I have a problem with. We had the police in our wing of the building this evening about two doors down; I'm not exactly sure what the issue was, but there seem to be young men wandering the hallways pretty often who saunter away when they see me coming to pick up my mail or do laundry. (FYI, I'm a young woman and am not built like a kickboxer or anything, but I do walk like I mean business.)

Parking is usually conveniently available unless you're trying to find a spot after about 9:00 at night. I don't know what it's like in the winter, however.

The biggest drawback of this building is the maintenance. We had several pretty serious maintenance concerns upon moving in (no cold water in the shower, one outlet not working, etc.), and it took almost a week to get someone to come over and take care of them. Even then, the person came over only because the leasing agent we had worked with specifically told him to so that we would be able to take comfortable showers over the weekend! The previous tenants in our unit had burned incense in the air conditioner, and the ashes had not been cleaned out before we moved in. A shower of ashes greeted us when we first turned on the air conditioner. This happened while our leasing agent was in the unit helping us move in. He told us that he would send someone over to clean it out, but it took a full month and several phone calls and personal visits to the business office before someone wandered over--after we had had enough and cleaned it out ourselves. A few days ago, I came back to the building to find that someone had wedged a pen in the doorway to keep the door from closing--obviously a security hazard. I tried to remove the pen, but it broke in my hand, leaving a piece still large enough to prevent the door from shutting. I called maintenance immediately. As of 7:00 tonight, that bit is still there, although it has been crushed enough that the door does close. You would think that a security hazard like that would receive prompt attention.

Huntington Place is running lots of promotions because they are having problems maintaining their tenants, including the aforementioned rent credit. After only a month here, I can see why!

Huntington managers, if you are reading this, the keys to maintaining your tenants are pretty simple:
1) Improve your maintenance. Either hire more people or fire the ones you have and hire people who will actually do their jobs. I'm sure it wouldn't be too hard to find employees in this economy!
2) Get rid of your shady tenants and/or the ones with criminal friends who need pens shoved in doorways to enter the building at whatever time is convenient for them. I understand there has been some improvement in this regard, but the new tenants you are able to attract won't stick around if they don't feel safe.

My husband and I really don't want to go through the moving process again, even a short distance to another apartment complex in a nearby city, but things need to improve significantly for us to stick around after our lease is up.

I agree. I have lived here for several months now, and most of what you say is honest and true-- HOWEVER, we did get broken into (being on the ground floor, and leaving our blinds open one day, and so did one of our neighbors down the hall.) If you must live here, please choose a second or third-floor unit.
