Not a good place to live.

This place may seem nice on the outside, But on the inside is dirty and very cheap. None of the appliances in my place have been updated since to early 80's. The units are very tiny, I don't know how they can advertise they are very large. That's false advertisement. Building has odd layout. Only two laundry rooms per floor. That's only six for the whole building. with one washer and dryer each, which are also old and do not work very well.
The heating ticks, Pops, cracks, creaks, Ect. In the walls. Stay away from the 3511 side of the building during winter. I don't mean just when it turns on. It's constant when ever the boiler is turned on get ready for that constant sound all the rest of the winter months.
Parking lots are very small and spread out around the building. All garages have automatic openers which is nice but almost all the garages have water damage with leaking problems. I went through 4 garages before I found a nice dry one. The management is not top notch. The manager Pam is not the brightest bulb in the box. But she is nice.
The maintenance guys are nice. Only two for both buildings. They do good work but it's always messy. I can't tell you how many times I have to spend half the day cleaning up after they leave my apartment. Also we have drainage problems here. So once or twice a year they have some guys come into your unit to snake the drains in your sink in the kitchen. Man does this thing SMELL and makes such a HUGE mess, Water and drain goo all over the floor under the sink in the cabinets. This only effects first floor people( Which I happen to be) It's very upsetting coming home after a hard day at work only to put in another hard day cleaning up after any maintenance visits.
When I moved in the carpet was not replaced. You can actually pull up the carpet in the tiny closets and see the 60's tile is still there. That tells you how hard they work here. The unit was only touched up paint wise. You can see all the different shades of white. I still can't believe I have to pay for water. I have lived in apartments for almost 21 years. I have never had to pay for water till now. I was lied to by the manager Pam. She said it would only be about $5 to $10 a month. I have yet to have a water bill under $18 in the almost 5 years I have lived here. Also no dogs allowed. But cats are for a fee. You need to pay and extra $30 a month to have one cat. I would love to have a cat but I don't need my rent any higher then it already is.
Like I said earlier. The garages leak and have major water damage. Makes me wonder what the do with the $50 extra a month they charge for them. It is really hard to pull into them. They are not wide enough nor is there a good straight shot to the door. You always have to turn into it. So watch out for scraping the sides with your car.
We have recently switched to the key-less entry system. It works nice, I like it. But watch out if you ever lose the fob. It'll cost you $85 to have it replaced.But, There is one small problem with this Key-less entry system. When we lose power, we lose the ability to come in the building. Yep, Key-less entry does not work without electricity. Which we lose quite often here. I'm not sure if this is a building or management problem. But it happens here more then I think it should.
The grounds are kept up really nice. Green grass. Nice big trees. Great view of the noisy and very busy Winnetka Ave. The outside of the building is kept up really nice. I wish they would do the same on the inside. At least with my building. Royal Oaks is split into two buildings. Building A and B. I live in building A. The management office and such is in Building B. I have to say Building B is in much better condition then my building. I guess that's what you get when the management does not have any business over here. I'm sure if the Management office was over here this building would be a lot cleaner.
It's kinda hard to deal with in winter. The management does not feel it's too important to shovel and salt the sidewalk and stairs. When they do finally shovel, It's a very half-assed job. Just watch your step. But of course the do a really good job outside the management office. So, I doubt the manager Pam knows how half-assed the maintenance guys and caretaker do with shoveling and clean up in my building.
Basically everything is cheap, dirty and small. I would suggest you stay away, Unless you like tiny one bedroom apartments. You could find a much better apartment for the same price I am paying now. Way too expensive.

My comment is,if Royal Oaks was such a horrible place to live,why stay FOUR YEARS??There aretons of other apartments to choose from in Minneapolis.I'm a current resident at Royal Oaks and that review could not be any more false.I have lived here 6 years and I love it!!Great caretakers,mait guys,and manager-plus my apartment is beautiful.I would(and have)recommend this complex as a wonderfaul place to call home.

A co-worker of mine lived in that complex for a year and she loved it. I live in a very crappy apartment near there, and was very envious of the condition of her apartment and how well the grounds and building were kept. I have a very difficult time beliving the place could be so horrible. As for paying for water,in the 10 years I have been renting I have never had to pay for water, until now. Many complexes have gotten in to that instead of raising rent. I also agree with the response from smr320, if it is so horrible and you could get much more elsewhere for what you are paying now, then move on!
