Location. Value for the money. Friendly Staff.

Me and my other half are one of the many, who looked for deals on a new place to move into, especially now when numerous residencies are advertising never offered before specials. Only one question bothered our minds for a month if we should resign the lease with Cedar Hills or move to somewhere else.

RESULT: we did resign the lease. Moreover, we did it for the 4th time!

Here is WHY:

1. LOCATION
Best best best! Cedar Hills is in a hidden green area, with access to major highways: 100, 169, 7, 394, 494! Incredible, unbelievable. Plus, less then a 10 minute drive from downtown, that is important for us we love to socialize and hit hot spots of the Cities! Close to major fitness clubs (LA Fitness, YMCA, LIFETIME) and stores, Ridgedale Mall, park and ride for downtown workers.

2. SAFE
We associated Cedar Hills with a safe community. Most residents are professionals and younger families. Very respectful to your neighbors! No criminal activities in the area has been reported since we moved long time ago.

3. VALUE FOR THE MONEY
Very affordable living, given we are beginning professionals who would like to save money for the house. For the money we pay we get the comfort of living close to everything we need: work, friends, shopping, places of socializing and our volunteering. Plus great outdoor pool for summer (although I would agree the maintenance of the pool could be better this summer), an ok gym with sauna, party room, under-ground garage.

4. OFFICE STAFF
Since we lived at Cedar Hills, the management has changed three times. The most recent one is very promising. We like that they are trying to find their way to make Cedar Hills a true home for people. I think the staff is very energetic, especially the Property Manager.
Many improvements have been initiated about parking and permits, buildings and units maintenance, satellite television antenna, monthly newsletter, which finally contains some valuable information.
Requests for maintenance get the proper attention now (however, here I recommend the office manager to work out the system how to communicate when the order is going to be done: e.g. say it is going to be completed between this and that day, so people know what to expect. If the plan changes, communicate it to a resident, so not to let down his/her expectations and not make him/her think they are ignored).

Appliances: agreed, they are a little outdated, but in a great condition. If one needs granite countertops - expect to pay two or three times more than at Cedar Hills. We are fine without them!

FINALLY, we were pleasantly surprised that the management had a good deal to offer. When you sign the lease or renew it for 9 or 12 months, you can still give a move-out notice after 6 months and not to pay any fines for the breach of the lease. It helped greatly, at least morally, knowing that if the situation changes, we always can move out before the end of the lease and pay no fines. Super!
